Relationships at the core. That's how we build.

Last week, Seth and Sarah joined architects, designers, and builders from across New England at the Luxury Home Design Summit. Time well spent with peers who share a commitment to thoughtful construction and elevated design.

The sessions were strong. The setting was beautiful. But what stayed with us were the conversations. The exchange of ideas. Comparing approaches. The shared conviction that the best projects come from teams who genuinely enjoy building together.

That's the standard we hold ourselves to. And we are bringing every bit of that energy back to our work at PEARL.

Two days off the schedule. By design.

Last month Tim and Mel spent at the Leading PPL Leadership Intensive. They focused on the parts of business that don't show up in a schedule: leading teams under pressure, navigating conflict directly, and steering people through change.

We make time for this type of learning because the experience our clients, architects, and trade partners have on PEARL projects comes from the people leading them. And from the discipline of sharpening those skills deliberately, year after year.

Thank you to for two days that don't let leaders coast. Real jobsite scenarios. Frank coaching on the difference between "nice" and "kind" conversations. The kind of development that holds up when a Tuesday goes sideways on site.

Progress Update | Monomoy Regional Middle School.
A full envelope rebuild on a 120,000-square-foot school building. We took the exterior down to the structure to inspect every cavity before closing it back up. It’s the only way to understand moisture history and specific areas to address.

Project: Exterior Improvements to includes new plywood sheathing, windows, pvc trim and hardie shingle impressions. Upgraded waterproofing and flashings. Currently removing all siding, trim, windows and plywood sheathing in a multiple phased approach to minimize impact on the students and staff. Correcting moisture, water, mold and any damage to framing or insulation. From there, it’s a coordinated enclosure sequence: new sheathing, waterproofing, v***r barriers, windows, and finishes.

On site now:
- Exterior strip-down and cavity inspections in progress
- Plywood replacement in progress
- Waterproofing and v***r barriers going on in sequence
- Window preparation and installation underway
-Siding and trim crews onsite and installing as per details and manufactures warranty standards

Coming up:
-Exterior close-in and finish carpentry
-Final flashing and trim details

Multiple trades working in rhythm, each one staged so the next can start clean.

Shoutout to Emmanuel Construction, Kapiloff Glass, Contracting Specialists Inc., Banner Environmental Services Inc., and for the continued coordination and quality work on site.

Project Update | Facilities Expansion for National Grid.
In the final stretch! National Grid's facility expansion is nearing completion. It's built to support evolving operations, larger crews, and the demands of today's utility work.

Before we close it out, here's a look back at earlier progress, just ahead of wall close-in and the concrete pour.

Upgraded locker room facilities. Increased storage capacity. All designed around how their teams work today.

Final walkthrough is scheduled. Pushing to deliver by month's end.

Progress Update | West Falmouth Harbor. The finish line is in sight.

We are deep into punch list on this full renovation — a home lifted off its foundation, rebuilt above the flood line, and brought back exactly as the family has always known it. The final details on a project like this aren't just checkboxes. They're a sequencing puzzle.

Recently completed:
- Front yard grading done
- New trim on storm doors
- Gutters and downspouts installed

On site now:
- Touch-up painting throughout
- Plumber in for final fixture installations
- HVAC, electrical and millwork inspections underway
- Systems commissioning and final MEP checks

Almost there. More soon.

It’s on! Work is underway to restore one of Nantucket’s most recognizable waterfront structures. Originally part of the island’s historic power station, this brick building has stood for generations and remains one of the last visible connections to that historic era.

PEARL is excited to take on the exterior restoration, focused on repairing and reconstructing the façade to reflect its original character. Structural improvements and targeted upgrades will support a modern use, while maintaining an historic integrity.

We’re proud to be part of the team bringing it back!

Project Update | MGA Sports Training Center.
Demo is underway on our project in Weymouth.

This project transforms 13,000 SF of an existing fitness facility into a new indoor sports training center.

On site now:
Extensive interior masonry demolition nearing completion.
Original mechanical systems removed to make way for new infrastructure.
HVAC rough work nearly complete.
Fire protection rough-in underway.
Sawcutting and trenching in progress for new locker rooms and showers.
Gym floor surveyed and marked for new Pulastic® sports flooring.
Painting prep beginning inside the gym.

The work behind the walls that sets the stage for everything ahead. More soon as the training space takes shape!

From $30M mixed-use developments to specialized healthcare wings, Steve’s focus is on precision, subcontractor relationships, and building a foundation of confidence for every project.

What drives him is the energy of a new challenge — the grit of the bid and the reward of creating something lasting for the community to enjoy.

Off the clock, Steve stays just as active. Whether he’s skiing, coaching youth soccer, or keeping up with his two daughters, he brings a high level of commitment to the people who matter most.
