Have you seen unsightly water spots or bulges in your ceiling? This damage may be caused by your air conditioning unit's condensate line.

On a hot humid day, your air condenser can remove up to 20 gallons of water. This water is called condensate, and drips off your indoor air handler refrigerant coil into a pan which takes the condensate water outside of your home by a PVC pipe system.

If the line cracks, breaks, or gets clogged, you could have a big problem.

If rusty or reddish-brown water is coming out of your faucets when you turn on the hot water, it's likely that your water heater is corroding from the inside.

If you've just started noticing the problem, you may be able to fix it by replacing your water heater's sacrificial anode rod. However, if your water heater is approaching its expected lifespan (8-10 years), the corrosion has most likely become an unavoidable problem. You will most likely need Harding to replace the entire water heater.

Every plumbing fixture and plumbing drain has a P-trap on the drain if it is installed according to code. These P-traps protect us from sewer gas. If a P-trap has become empty of water or dried out for any reason, it will allow sewer gas inside the waste pipes to pour into where we live and work.

The fix is easy. The customer just runs water for a couple of minutes in the shower or sink to air things out, and the bad smell doesn’t come back.

For instance, make sure your gutters, downspouts, and yard drains are all clean and clear of debris such as leaves, grass clippings and more. Look at all your vent pipes and make sure there are no bird nests. Also, check all of your outdoor faucets β€” as well as your hose bibs β€” to confirm water can freely flow through them.βœ”οΈ
