With 22 hrs before the painters arrived but only 15 hours before it rained again the PTSD we both share from roof leaks and basement floods was setting in as we discussed my investigation of her reported 19' waterfall through an ac vent and into our foyer last week. 🌊

Ever tried to find a leak in a flat roof with no penetrations? Talk about a needle in a haystack and stating the obvious for a fifth time (the roofing on this section should be replaced) wasn't exactly going to fix the problem. 💉

There are certain truths in life so you can probably expect something like this to happen to you as you prepare to sell your house. When it does I can tell you that Trop-Cool 887 from the .company will keep the water out...and look so good she's making me do the upper section...if it ever stops raining again. 💦

It was finally our turn on the schedule for Javier and Carlos. After last summer's epic exterior paint-a-thon we agreed (I was told) the realtor's painter would go through and paint all the spaces she identified. Fine by me. 🎨

↔️ I made curtains! Ok, you got me, I'm more the knitting type but I did hang these blackout curtains from our old house and put in a safety pin to accurately mark the bottom of the window sill. ✔️

Fine, I was only asked to measure from the rod to the sill but I'd seen my mother mark hems a lifetime ago with a pin and thought I'd act like a pro. The tailor measured to my pin and rounded up. 📍

I did remember to pick them up from the shop though. A day late. Just before they closed. On a Friday. Curtains are up! 😁

It's so exciting when the vanity top is finally set. It's a good sign that we're almost finis... 🛑

Every time I think a room is nearly complete it's back to drywall work. I used to loathe these times, trying to get everything finished in a day or two. Now I look at it as an opportunity to tighten up things that didn't come out exactly as I had hoped. 🤏
▪️▪️
I had started to float out a few bows along the baseboard when the counter top was set but forgot to tell the stone guys not to silicon the splash to the wall. It was fun watching their silicone bead slowly sink through the 3/16th gap and below the splash. At least it was out of the way so I could fix it properly about 10 minutes after they left. ⬇️

So I've learned to approach these days of short work and long dry times differently. No longer are they dozens of little things that need to be fixed but yet another chance to make a great space that much better. 👍

For those that have been following along as the discussion has grown here are the final exterior details of an old fashioned lead door sill pan draining over top of the kickboard. 🚪

The nice thing about knocking your own pan with lead is being able customize it to every individual situation. The pvc water table cap allowed me drain the sides without dams by simply cutting the door casing short of the water table allowing moisture to roll through and hiding it behind the cap, chamfered on the bottom for drainage. 💦

Currently the pan is turned up flat against the inside of the threshold. Once the flooring is laid the lead will be trimmed to the floor height giving us a clean watertight pan and IG material for another day. 📆

If you've ever been to a stone yard to find a remnant you know how overwhelming it can be with hundreds of pieces stacked together. A literal mountain of countertop pieces. 🏔️

Lucky for us after an hour so of looking we were directed to a slab that was being cut the next day for someone's kitchen we could have what was left at the remnant price. Sold. 👍

Now that everything is installed it's time to float out some spots, give it another coat of paint and get cleaned up...in a new sink. 💦

Last week I touched on how the success of any task we are charged with is only judged in part by the final product. 🎁

Tuesday (before my timeout), I watched a video where the poster not only wiped glue on his pouch but called the viewers attention to it. I made an innocent comment about the costs of a pouch and when I learned to stop wiping glue where it doesn't belong to which he replied with a shameless plug about how expensive the pants his sponsor gives him are and that pouches were made to "work with". 👖

You saw that coming didn't you? I know me too. It was 100% humor on my part and not a personal attack towards him..it never is. So you can imagine my surprise when I wasn't able to read the reply he made before he blocked me. I bet it was a good one. 🚫

I had been floating out a bow in the guest bathroom wall that showed something terrible with the 3/4" baseboard installed the other day. I left it dry yesterday morning so the stone guys could set the vanity top before lunch and not make a mess of it or themselves. Should I have been surprised this morning when I found these two big finger smears of silicon in the middle of my wall? Probably not. The fabricator has been watching the same TicTok girl's posing as carpenters on Instagram I have. People only mimick what they are taught...until they are taught correctly after that they can grow. 🦜

I don't care much about your sponsors, sponcees, followers, or followies but if you really want to be a successful "influencer" one of them should be Box-o-Rags, Bag-o-Rags, Brick of Rags, Rags on a Roll, Shop Rags...less we end up with a world full tradesman who's work only looks good in the final photo... through a filter...after someone else cleans it up. 🪠
