Everyone is talking about the SNOW we will presumably get this weekend, but what we KNOW we will be getting is SUB FREEZING temperatures for upwards of a week! Here are some recommendations you can use NOW to prepare, and if you need help during the event, we will have all hands-on deck with extended hours pending road conditions just a phone call away at 804-746-5853.

*Make sure your crawl space doors and vents are fully closed and airtight. You can also place foam board or even cardboard inside of vent covers.
*If you have overhead water pipes in your attic, cover any sources of drafting or air movement such as gables vents and louvers.
*Make sure you detach any hoses from outside faucets, even the "frost proof ones" Turn off valves if so equipped.
*If you have a tankless water heater on the exterior of your home, make sure all piping is concealed and insulated.
*If you've had piping freeze or burst before, now is a good time to get it insulated or apply heat tape.
*If you have sinks and vanities on exterior walls, leave the cabinet doors open to introduce heat from the home to the exposed plumbing.
*Lastly, know how to turn the water OFF to your home via a main valve or the breaker to the well pump in the event of a sudden pipe burst.

Now that the deep freeze is over and we have a relatively “warm” day, it’s a great time to make sure you don’t have any damaged or cracked outside hose spigots from last weeks frigid temperatures! Wow, have we had a busy weekend! Our entire plumbing department was on the road all day yesterday fixing burst pipes and water heaters from the recent deep freeze, all while our management and sales team was holding down the booth at the RVA Home Show in Doswell at The Meadow Event Park! As many know, Richmond City, Henrico and Hanover County all have major water outages. We're actively increasing inventory with our suppliers and preparing for extended working hours to help prepare for the restoration process. Concerns we have are:

• Frozen / bursting pipes as there has been no water movement, and allowance of cold air to mix within the pipes
• Bursting of weaker and older pipes upon sudden re-pressurization of the water system
• Broken re-circulation pumps as they could run dry from water back feeding out of the system.
• Potential for burnt water heater elements on systems where water could have siphoned out of tanks
• Sediment build up in water heaters as it will settle to the bottom of tanks and inside critical parts on tankless heaters.
• Sediment build up and obstructions in plumbing fixtures upon restoration.

Precautions you can take include:

• Making sure foundation vents and crawl space doors are closed to prevent drafting under the house
• Opening of cabinet and vanity doors to introduce warm air to piping for fixtures located on outside walls
• Turn off circuit breakers to water heaters and re-circulation pumps
• Turn water valves off to water heaters. Doesn’t hurt to turn the gas valves off either to save energy.
• When water is restored, remove the aerators from the faucet spouts until the water runs clear
• Follow the boil advisory (at least 48 hours upon restoration of full working water pressure)
