Topping off is one of the few moments on a high-rise project when everyone on site stops at the same time.

Our team was on site with Terra, Turnberry, Balfour Beatty, and the City of Miami Beach Government for the official Topping Off Ceremony. The final beam was signed by the people who built it, then raised with the flag flying beneath it. The tradition marks the top of the structure and, just as importantly, the start of everything that comes next.

On a project of this scale, that next phase is where the building envelope moves from drawings and mockups into the field. Curtain wall systems, glazing, waterproofing, and the transitions between them all become physical. It is the stage where sequencing, coordination, and field verification carry the most weight, and where early decisions start showing up as long-term facade performance.

Congratulations to every trade on site. Hundreds of people were at that lunch, and the structure behind them is their work.

John Medina will present at Performance-Based Façade Design 2026 in Venice, September 16 to 18.

His session, Systemic Assessment of Building Enclosure Serviceability: A Traceability-Driven Methodology, draws on decades of field investigation across South Florida high-rises exposed to hurricane winds, sustained humidity, and aggressive marine conditions. Storm events tend to reveal what a façade system has been doing quietly for years. The value is in reading that evidence correctly.

The methodology applies a structured protocol of evaluation factors to capture and classify degradation patterns across façade systems, separating localized maintenance items from systemic performance concerns. Across the case studies reviewed, environmental exposure emerges as the primary driver of long-term deterioration, with maintenance deficiencies frequently acting as secondary accelerators. That distinction matters for owners and boards deciding whether they are looking at a repair scope or a system-level evaluation.

The presentation walks through curtain wall stick and unitized systems, punched windows, and window wall assemblies, along with the standards framework that supports façade forensic investigation and the damage mapping methods used to document post-storm conditions at scale.

PBFD is curated by Dr. Angela Mejorin, and this year's program includes the launch of the first PBFD book, published by Springer Nature. Case studies from this body of work appear in its closing chapter.

A car gets washed on a schedule. A building rarely does. A facade stays exposed to the air, the rain, and a humid coastal climate for years at a time, and it holds what all of that leaves behind: airborne dust and traffic film, salt near the water, organic growth on shaded elevations, and runoff streaking below every sill, ledge, and coping. Every weathered facade slowly changes color, and not evenly.

Reading that surface is harder than it looks, because grime and material distress can resemble each other from the sidewalk. A dark streak below a ledge can be dirty runoff, or it can be water tracking from a joint. A blotchy patch can be surface algae, or staining that points to moisture moving inside the wall. Cosmetic discoloration and early efflorescence or rust can read the same from ground level. Surface soiling gets mistaken for a facade that is coming apart, and once in a while the reverse happens: a real water-management concern gets brushed off as just dirt.

This is where a closer look earns its keep. Surface appearance alone does not settle it, so field verification gets to the facade and, when it helps, cleans a small test area to see what the soiling was hiding. Checking the joints, sills, and transitions for a moisture path is how a cleaning task gets separated from a waterproofing inspection, and it is the same building envelope and water intrusion prevention thinking that applies across curtain wall, stucco, and stone.

There is a space between national standards and the legal world, and technical intent does not always carry cleanly across it. That space is where building envelope consulting does some of its most important work.

Waterproof and water resistant get used as if they mean the same thing. In a building envelope they do not. Water resistant materials are designed to slow water under limited exposure. Waterproof assemblies are designed for sustained exposure, including standing water. The line between them is not a marketing choice: recognized national test standards set permeability thresholds that define how much water a material can admit under a set pressure before it lands in one category or the other.

That distinction shapes how an assembly goes together. Below grade walls and horizontal surfaces typically call for true waterproofing, while walls above grade often combine water resistant layers with drainage and drying paths. The transitions between those zones are where performance concerns tend to start, which is why waterproofing inspection and field verification matter as much as the specification itself. A rating earned in a test chamber describes the tested condition; water testing on the installed wall is how a team checks that the envelope, from curtain wall to below grade, is performing the way the documents intended.

Where every leak investigation starts: not with a tool, with a conversation.

A building cannot describe its own symptoms. Water rarely enters where it appears. It travels along framing, deck, and membrane before it surfaces, often floors below the actual breach. That distance between entry and evidence is why a credible leak investigation begins with information rather than demolition.

The most knowledgeable witnesses are the people who use the space. When did the staining first appear? Only during wind-driven rain, or every storm? Which elevation, which floor, how high? Their account builds the hypothesis. A controlled waterproofing inspection then recreates those conditions, confirms the path, and rules out the rest, so the repair stays targeted and the building envelope stays intact.

This is the difference between chasing water and diagnosing it. Field verification, not assumption.

Back at 28 Star Island, returning to a residence that has advanced considerably since our last visit. With glazing largely installed, exterior finishes well underway, and the pool and terraces taking their final form, this phase is less about individual assemblies and more about how the building envelope performs as a complete system. Our team reviewed glazing, above-grade waterproofing, and roofing conditions, with particular attention to the transitions and interfaces where these systems come together. A passing rain during the visit gave a useful look at how water is being managed across roofs, terraces, and drainage paths under real conditions, which is often more telling than drawings alone. On a residence with this much exposed assembly and complex geometry, field observation at this stage helps confirm that earlier coordination is holding and that long-term performance expectations remain intact as construction nears completion. Seeing how these systems perform in the field is what keeps a project aligned with its design intent.

Rain almost never falls straight down. During a storm it moves diagonally, and often it drives horizontally into a wall with real force. Given enough time, that same water wears down mountains. It is one of the most persistent loads any building has to manage.

A building behaves a lot like a living thing. It takes on a certain amount of moisture, and it has to be able to release that moisture back out. The building envelope is what keeps that exchange in balance with the surrounding environment.

That balance is central to building envelope performance. An assembly that blocks water but gives absorbed moisture no way back out can hold that moisture inside the wall. Managing moisture in both directions is what supports long-term durability, especially in a humid climate like South Florida.
