Got the new Exloc office started this morning at 2 am. We prepped the foundation pad and parking area for the last couple weeks. Got our engineered pad with compaction testing all completed. Then formed up and poured the engineered foundation. All engineering is based on the soil testing and the loads associated with the structure.

Interesting pictures here when discussing foundation performance. This is a 35 plus year old foundation that was cut to install some equipment into. Looking at the previous work it is worth noting a couple things. One there was an existing rock parking area previous to the pad being installed. Second you will see the select fill pad on top of the white rock parking layer. Next notice the previous company did things right and dug the footers into existing soil. Many times if no radiological testing is done of the compaction of the pad you can ensure solid footing by going into existing in situ soils. Last you can see the water infiltration that was flowing along the bottom of the beam. The back of the slab was exposed with no proper slope to get water away from the building which then allows roof runoff to flow under the slab causing a differential moisture level which can cause foundation issues. Only real issue I see other than the water, is the beam rebar was not supported during the pour causing some of it to set below the concrete and not up in it enough for maximum strength.
