At PENN 2, our BMU was engineered around the building’s rooftop program, not against it.
Vornado Realty Trust and MdeAS Architects reimagined the 31-story tower with outdoor terraces and a rooftop park. That’s prime amenity real estate, and every square foot a BMU’s track and davit system claims on the roof deck is a square foot the landscaping, seating, or pavilion program loses.
Our solution: a compact BMU that tracks the building’s perimeter instead of cutting across the roof. It hugs the parapet, parks low and tight, and still delivers full façade reach, without competing with the green space above it.
This is the model we bring to every architect and developer balancing façade access with rooftop amenity space, green roofs, or utility yards: keep the equipment at the edge, keep the roof for what’s actually meant to be used or grown up there.
If you’re planning rooftop amenity space, rooftop pool, a green roof, or mechanical/utility infrastructure and need façade access that won’t eat into that footprint, the earlier we’re brought into the design conversation, the tighter the solution.

520 WEST 28TH the Zaha Hadid Building, isn’t just another address on the High Line. Its hand-rubbed, chevron-patterned stainless steel facade is one of the most sculptural, one-of-a-kind exteriors in NYC.
Facades this unique need access solutions built just as precisely. Our (Building Maintenance Unit) was engineered to navigate the building’s curves, split levels, and layered geometry, keeping every panel maintained without compromising the design Zaha Hadid ZAHA HADID DESIGN envisioned.

Another successful installation at 1 Penn Plaza. No crane required!
One unit is already in place, with four more on the way. Each unit was engineered to travel through the building via the freight elevator, get delivered to the roof, and be assembled on-site with minimal effort.
Smart engineering. Simplified logistics. Reduced disruption. All while eliminating the cost and complexity of crane operations.
Since this is an existing building retrofit, five smaller, less complex units made the most sense, distributing the load, reaching every area, and clearing all the setbacks.
