Sales of new single-family homes grew 1.6% in June to an annualized rate of 628,000, 5.6% lower than in June 2025. The median sales price of new houses sold in June 2026 was $398,300, 3.3% lower than last month and 2.7% lower than in June 2025.

IN PROGRESS! We poured the slabs for 2 of 4 tiny homes in MUNFORD. We plan to pour the other 2 this week. These tiny homes will be finished with a 30 year Titan shingle and Vinyl Board and Batten siding.

Good afternoon! We build all sorts of home—this is one of the best parts of what we do. We are currently designing a NEW home that will be built on WATTS ROAD in Munford.

Good morning! So I was sitting on the skid steer this morning waiting on a load of dirt, and I got to wondering what the housing market is actually doing right now. Not what everybody says it’s doing, but what the numbers actually say.

After digging through reports from Yahoo Finance, Bloomberg, Zillow, Redfin, Freddie Mac, and a few others, here’s what I came away with.

Home prices are still holding better than a lot of people expected, but they’re definitely not climbing like they were a few years ago.

Mortgage rates are still keeping some buyers on the sidelines, but more houses are coming on the market, which finally gives buyers a little room to breathe.

The rental market is still strong because a lot of people are waiting on rates to come down before buying. Rent increases have slowed down, but renting is still expensive in a lot of places.

One thing I thought was interesting is that building a custom home is starting to make even more sense. Material prices have become a lot more predictable, supply chains have improved, and builders aren’t having to chase materials like we were a few years back.

I guess my biggest takeaway is this…

The market isn’t really “hot” or “cold” right now. It’s just starting to balance back out. And honestly, that’s probably healthier for everybody.

I enjoy digging through this kind of data, so every now and then I’ll probably share some of the things I find. If nothing else, maybe it’ll help somebody make a better decision.
