Got called out for a LEAK.
Found a split at a skylight corner where the sealant failed, a common leak spot. Someone has been fixing the skylight for a long time. All the sealant they’ve used is super old and brittle. Not sure why it was used around the whole skylight, but I went ahead and recommended a new flashing kit for the skylight, & resealed the split as a temporary measure, but since it’s not a guaranteed fix, I didn’t charge the homeowner.

Daylight in the attic = water in the house.

Torn pipe boot, missing shingles, and open decking like this allow rain straight into the roof system. Damage like this is often invisible until ceilings stain or mold appears.
