We received a call when multiple other contractors had turned down the job due to its complexity. The existing slab has storage space below and was cast in place, making total replacement near impossible or at the very least cost prohibitive. Fixing concrete that is near 100 years old that has been subjected to heavy salt attack is not a simple task and many products simply won’t hold up over time in that environment. A moisture mitigation epoxy was utilized for the repairs as well as the basecoat that the flake selection was broadcast into. The apron (concrete area outside of the garage door) was heavily damaged and needed to be replaced entirely. It is critical that the correct material is chosen for this application as many bag mixes will not cure quickly enough or have the properties needed to prevent long term cracking. After pouring the new apron and correcting the pitch issues the existing slab had, the slab was ground yet again. Approximately 800lbs of concrete was removed from this floor in the form of dust from grinding to correct the pitch and remove structurally compromised areas of the slab. After the repairs were ground the basecoat of moisture mitigation epoxy was installed and flakes broadcasted into the material. After removing the excess flake, scraping and sanding the entire floor, the top coat of polyaspartic is installed. Additional traction is added by broadcasting aluminum oxide into the top coat. This yields a non-slip surface that is easy to clean and will look beautiful for years to come.
