Atlantic hurricane season officially runs June 1 through November 30, but the peak window for the Carolinas hits between mid-August and mid-October. Most Grand Strand homeowners have a basic storm checklist — board the windows, fill the tub, charge the phones — but the HVAC and electrical side of hurricane prep gets less attention than it should.
Here's what protects your home's systems before, during, and after a storm.
BEFORE THE STORM
ELEVATE OR PROTECT OUTDOOR HVAC EQUIPMENT. Condensers sitting at ground level are vulnerable to storm surge and flood damage. If your unit is in a flood-prone zone, talk to your installer about elevation pads, hurricane-rated mounting straps, and proper electrical disconnects.
INSTALL OR VERIFY A WHOLE-HOME SURGE PROTECTOR. Lightning and grid surges during major storms can destroy electronics, HVAC control boards, and appliance circuits. A panel-mounted whole-home surge protector — distinct from the power strips in your home office — runs $300–$700 installed and protects the entire electrical system.
DOCUMENT YOUR HVAC AND ELECTRICAL SYSTEMS. Photos of your panel, condenser, indoor unit, and any major appliances, with model and serial numbers visible, will save hours during an insurance claim.
DURING THE STORM
SHUT DOWN HVAC AT THE THERMOSTAT IF POWER FAILS REPEATEDLY. Brownouts and partial power restoration can damage compressors. If the lights are flickering or power is intermittent, kill the AC at the thermostat until full service is restored.
DO NOT TOUCH BREAKERS WITH WET HANDS OR STANDING WATER NEARBY. Obvious, but the most common storm-related electrical injury.
AFTER THE STORM
DO NOT TURN HVAC BACK ON UNTIL THE OUTDOOR UNIT HAS BEEN INSPECTED. A flooded condenser with submerged electrical components can short, catch fire, or destroy the compressor on startup. Visual inspection isn't enough — components need to be tested.
WATCH FOR INDOOR AIR QUALITY ISSUES. Even homes that don't flood often experience indoor humidity spikes after a storm. Standing water in crawlspaces, saturated insulation, and reduced ventilation create conditions where mold grows quickly. An IAQ assessment 1–2 weeks after a major storm catches problems before they become remediation projects.
CHECK YOUR ELECTRICAL PANEL FOR SIGNS OF SURGE DAMAGE. Discolored breakers, a warm panel door, or any burning smell warrants a same-day inspection, even if everything appears to be working.
The systems in your home are designed to be reliable in normal conditions. Storms are not normal conditions, and a few hundred dollars of pre-season prep can prevent thousands in post-storm replacement.
