Salt air doesn't just affect boats and beach homes. It reaches your attic ductwork too.
Coastal air carries salt and moisture, and attic ventilation moves that air past the plenums, collars, and connections your duct system depends on. Over time, metal fittings can show corrosion, seams and fasteners can deteriorate faster, and insulation can hold more moisture than it should. It only shows up during an inspection.
What an inspection looks for in coastal homes:
1. Corrosion on plenums, collars, takeoffs, and metal connections. Salt and humidity accelerate oxidation on exposed metal.
2. Seam and fastener condition. Deteriorated sealant or corroded screws are common leakage points near the coast.
3. Insulation and jacket condition. Damp, sagging, or compressed insulation loses its value and can invite condensation.
4. Moisture intrusion. Roof-line leaks, wind-driven rain, and coastal humidity all find their way into attics eventually.
5. The usual suspects too. Leaks, holes, poor connections, pests, and hot-attic routing matter just as much.
One thing that hasn't changed: there is no universal rule that every duct system must be replaced at exactly 20 years. Findings, not age, should drive the decision. Options range from duct cleaning and sanitizing, to sealing and repair, to insulation work, to replacing damaged sections, to full replacement when the findings warrant it.
Two reference points. ENERGY STAR notes ducts can lose about 20% of moving air through leaks, holes, and poor connections. Separately, DOE Building America guidance indicates outside duct leakage can commonly range from about 3% to over 20%, depending on the home and system. These are separate reference figures, not measurements of any specific home.
