▪️Move furniture and valuables clear, and cut power to the room if water is anywhere near an outlet or fixture
▪️Put down a bucket or bin and catch what you can
▪️Photograph everything, including the ceiling, the walls, the floor, and any damaged belongings
▪️Stay off a wet roof, because that's how people get hurt
▪️Call us, and we'll get a tarp or temporary repair in place before the next rain arrives

Most roof damage doesn't start when the storm arrives. It starts with the small stuff that's been sitting up there since spring, and then a few hours of hard rain and wind find it. Before the next system moves toward Naples, here are a few things you can check:

▪️Clear your gutters and downspouts, so water has somewhere to go
▪️Look at the flashing around vents, valleys, and skylights for cracks or lifting
▪️Scan your attic for water stains, daylight, or a musty smell
▪️Trim back any limbs hanging near the roofline
▪️Take a few photos of your roof now, so you have a before picture if you ever need to file a claim

That last one saves people a lot of trouble later. If anything on the list looks off, or you'd rather not climb up there yourself, Black Flag Roofing will come out and take a look at no cost.

Sometimes it's the details you can't see that cause the biggest problems.

These photos are from a recent project at The Liana in Sarasota, where we corrected multiple leaking roof valleys. The cause was immediately apparent during our inspection: the original roof system was installed without valley metal.

Over time, water repeatedly traveled through these vulnerable areas, resulting in leaks throughout nearly every valley on the building.

This is now the second Liana community where we've encountered the same issue, which raises an important question: How many other buildings have hidden deficiencies that won't show themselves until years later?
