We had a conversation last month with someone who wanted to do a fix and flip on a property in a neighborhood where the comps were moving in the wrong direction. The numbers he had run assumed a sales price that had not been achieved in that zip code in 14 months. He had a contractor ready to start. He had financing lined up. He did not have an honest conversation with anyone about whether the deal made sense. We told him it did not. Not in its current structure. We spent two hours rebuilding the model with a lower exit assumption and a tighter scope. The deal worked at that version. Less upside but protected floor. He was frustrated for about 20 minutes. Without a GC who will put their experience behind you at the bank, you need a massive cash position to compensate for the missing track record. With one you do not. Without a financial model that maps every cost from permit to closing, you are guessing at the buffer you need. With one you are working from an actual number.
