What Happens Before We Ever Break Ground?

A new home starts long before the first piece of equipment arrives.

Before construction begins, there’s a lot happening behind the scenes:

📐 Plans & Engineering — making sure the home works for both the property and the vision.

🏠 Selections — identifying key materials and finishes that affect pricing and lead times.

✅ Permitting — getting the necessary approvals in place. EVERYONE hates this part. It feels like it takes forever, and it does!

💰 Budgeting — working through specifications, allowances and the overall scope.

🚜 Site Planning — evaluating access, grading, utilities, drainage and other property conditions.

All of this work on the front end helps create a smoother build, better communication and fewer surprises along the way.

At Badin Lake Builders, a successful build starts long before we ever move dirt.

Allowances: What Are They & Why Do They Matter?

When you’re building a custom home, not every selection has to be made before construction begins. That’s where allowances come in.

An allowance is a set dollar amount included in your construction budget for items you’ll select later. Things like flooring, tile, cabinets, countertops, plumbing fixtures, lighting and more.

This bathroom is a great example. Different tile selections, patterns, finishes and fixtures all play a part in creating the finished space. Those choices can vary significantly in price.

If your selections come in under the allowance, you save the difference. If they exceed the allowance, the additional cost is added to the project.

At Badin Lake Builders, we believe allowances should be realistic and clearly communicated from the beginning. The goal isn’t to give you an artificially low number to make the initial price look better. It’s to establish a budget that reflects the type and quality of finishes you actually envision for your home.

Because a well-planned custom build isn’t just about the construction. It’s also about understanding the numbers behind the choices.

Windows and doors are going in! 🏡

This house build is really starting to take shape. With the windows and exterior doors being installed, we’re one step closer to getting this home dried in and moving on to the next phase.

There’s something exciting about this stage! When all those plans on paper really start looking and feeling like a home.

There’s a point in almost every build where things get a little… messy.

Drywall mud patches. Dust everywhere. Floors covered in protective paper. Countertops wrapped and covered. Tools and materials throughout the house.

And this is often the phase when clients start to get a little antsy.

We get it. You’ve watched your home take shape, and suddenly it can feel like everything is covered up, torn apart, or moving slower than it was before.

But builds happen in cycles. Some phases bring big, visible changes. Others are messy and detailed, with multiple trades working through the space while we protect the work that’s already been completed.

Then the paper comes up. The counters are uncovered. The dust clears. The cabinets, trim and fixtures come together.

And that messy construction site starts looking like the home you’ve been waiting for.

This is the part we love! And we know you will to!

Badin Lake Builders is growing and evolving! As we shift our focus away from renovations and toward full home builds, additions, docks, and decks, we still wanted to share a few pictures of this recently completed bathroom.

Badin Lake Builders was so excited to collaborate with Brazo Construction on the Clubhouse at The Reserve at Badin Lake!

We snuck over today to grab a few pictures, and the place was absolutely buzzing with excitement! 🎉

It’s especially exciting to see new lakefront lots on Badin Lake coming available for the first time in a long time. Even more exciting to see some very happy new landowners starting their next chapter at the lake!

We’re proud to have played a part in bringing this beautiful new community to life and can’t wait to see The Reserve at Badin Lake continue to grow! 🏡🌊
