Construction is one of the oldest industries in the world.
But even in its earliest forms, no meaningful structure was built with zero preparation.

Someone had to understand the ground;
Choose the materials available;
Think through the sequence;
Plan how the work would come together.

Today, we call that preconstruction.
The name is modern, but the responsibility is not.
What changed is the scale of that responsibility.

Today, buildings involve more systems, more trades, more approvals, tighter schedules, and far more information than before. The preparation happens through models, shop drawings, laser scans, schedules, coordination reviews, digital nesting, technical documentation, and constant communication between teams.

But the purpose is still familiar:
To understand the work before the work becomes physical.

That’s why I see preconstruction as one of the most important parts of the industry. It doesn’t always get the same visibility as what happens on site, but it shapes almost everything that follows.

Working on a project like 2000 Market Street, you start noticing how many spaces are designed to look identical – cafés, copy rooms, shared areas.

At first glance, everything follows the same logic.

But once you get into the details, the differences start to appear.

Dimensions shift slightly.
Edges don’t land the same way.
Adjacent elements affect how everything comes together.

For this project, we developed millwork shop drawings for PLAM casework across multiple suites, adjusting each instance to its specific conditions while keeping the overall system consistent.

BIM has changed where project decisions are made.

Instead of being worked out across drawings or during installation, coordination now happens in the model first.

Geometry, connections, and system layouts are resolved earlier, while changes are still manageable.

By the time drawings are issued, most of the work has already been thought through.

Laser scanning is often used when working with elements that can’t be simplified.

Facade details like this don’t follow perfect geometry.

Profiles, edges, depth – everything varies slightly, and those differences matter once you start building on top of them.

Instead of interpreting or redrawing by eye,
the geometry is captured directly and used as a base for further work.

Long-term projects don’t usually fail from one big error.
They fail when documentation slowly becomes inconsistent.

While working on nearly 4,000 sq ft of Firestone metal panels for a shop drawing package, we saw how “drift” happens:
a new template shows up, naming shifts, revision info gets shown differently, and detail updates lose a clean trail.

A few months in, teams aren’t just reviewing drawings – they’re reviewing history to figure out what’s current.

That drift creates hidden costs: slower reviews, repeated questions, and preventable rework.

Stable coordination depends on stable standards:
one current version, visible change history, and clear ownership across scopes.
