We recommend all clients with WSHPs to carry atleast 5% spares. If you are a hotel with 100 rooms, that means you should have atleast 5 heat pumps in backup. Check out some of the repairs we are performing on a customer's spares so that their hotel rooms are always occupied. We're here to help - even at 2 AM in the morning! This past weekend one of our clients reported that their entire building had lost heat during a record-breaking cold front. Within an hour Ritz was on the scene getting heat back to hundreds of occupants. In these types of situations, time is of the essence because delaying a response to freezing temperatures can result in catastrophic equipment damage. Schools are out, kids are on vacation and summer is in full swing. Buildings across NYC will be under full occupancy over the next few months. Ritz HVAC & Pumps is family-owned business looking for a full time commercial HVAC technician/mechanic.

Responsibilities:

Troubleshoot, diagnose and repair heat pumps and other types of HVAC equipment (chillers, RTUs, Boilers, Hot Water Heaters, Ice Machines, Walk-In Boxes, etc.)
Dismantle, clean and rebuild all types of pumps with new seals, bearings and other hardware (closed-couple, submersible, split case, etc.)
Maintaining organization of workshop, including inventory of both workshop and fleet
Prepare daily progress reports

Qualifications:

3+ years of experience in troubleshooting and repairing all types of commercial HVAC equipment (heat pumps, chillers, roof top units, ice machines, walk-in boxes, etc.)
Experience in rebuilding pumps
Must have brazing, welding & soldering experience
Must have experience in wiring & HVAC control systems (BMS, VFD, etc.)
Must be able to work independently
Positive, team-oriented, can-do attitude

If your ducts have low or poor air flow, the first place is to check is the evaporator fan. Often overlooked are dampers & their actuators. Actuators can fail and/or the mechanism moving the dampers may break. We receive a high amount of service calls for what ends up being a damper-related issue. Engineers should be aware of the location of dampers in their ducts and service them semi-annually.

VFDs (Variable Frequency Drives) allow for pumps to run at variable speeds instead of full speed. This technology not only extends the life of pumps but also allows for the consolidation of mechanical equipment, such as the removal of hydropneumatic tanks. In 13 years of operation, we've installed hundreds of VFDs and recommend upgrading when the hydropneumatic tank reaches end of life. Water Sourced Heat Pumps (WSHP) are very common in hotels, condos and newer apartments all over NYC. Amongst the issues a WSHP might face, one of the most common one is a stuck reversing valve, which will prevent the unit from switching from heat to cool or vice versa. As the hospitality industry has been ramping up, we've noticed our clients have issues with units that had been previously dormant for the past season. We recommend all building engineers to take stock of the working and non-working WSHPs in their inventory and to schedule repairs prior to the spring season. Having spare WSHPs can come a long way in avoiding a hotel room vacancy.

Rising pit levels don't always correlate to an issue with your ejector pump. Depending on the configuration of the pump, the issue can stem from the float switches or from trash clogging up the inlet to the pump. We recommend all building engineers and supers to keep an eye out on their ejector pumps - once a basement floods, the scope of work becomes much larger. Pressure Reducing Valves (PRVs) are an overlooked component in a building's water system. In the case of this client, the PRV hadn't been cleaned at the required interval. We rebuilt this PRV with new internals and brought the system back to pressure. Give us a call if your domestic water system is not operating as expected - it might not be the pump!
