“If You Fail to Plan, You Are Planning to Fail” — Benjamin
This Victorian home had poorly pitched troughs with undersized eave tubes & poor flashing details .
As a result:
Wood troughs completely rotted. Numerous lookouts ,fascia , corbels, soffit , & moldings had rotted .
Structural beams had failed, two porches had beams, joists , decking , and trim had lots of rot.
The land developed grading issues and water was washing out mortar joints & getting into the stone foundation.
How did we resolve this ?
Specifications :
Selective demolition of troughs , lookouts , fascia , soffit , corbels , moldings , beams , joists ,decking, eave tubes , & downspouts .
Re frame trough with PT sistered lookouts.
Rebuild entire trough buildup
Drill new 2” eave tubes holes to solve the main issue here.
New edge flashing and rubber troughs integrated into existing rubber roofs.
Replacement as needed of fascia , soffit , corbels , moldings .
Replacement of structural beam.
Jack up and shoring for 2 porches to give access To New deck beam and sistered joists with flashing tape , new decking
Foundation repair
New copper eave tubes connected to existing salvaged downspouts
New trenches and new path for 6” PVC French drains pitched away from the house into a newly graded berm .
