❄️ Mother Nature has been wicked 🥶 lately here in New England

Our shop water main blew. On top of that , the curb stop(town street water valve) was damaged and wouldn’t turn our town water supply on or off .

Big thanks to the NK town water department & Atlantic controls (plumber) for bailing us out .

Town water dept. cut the road , exacted a pit and fixed the curb stop .

Plumbers from Atlantic installed a new water main shutoff, back flow preventer , valves & unions .

I refer to this as continual maintenance. Continual maintenance overtime will preserve this home and save the homeowner from having to take on much larger projects .

Smith’s Castle 1678 Chimney project.

Historic Spalling Brick

Spalling is when a material flakes , crumbles , cracks and eventually breaks down .

The spalling brick occurred here because the wrong mortar had been used.

Portland cement is not an acceptable mortar for historic bricks.

Portland cement PSI is much stronger than historic brick PSI .

This makes the brick the weakest point in the system. This leads to spalling brick , you will see signs of cracking & breaking .

Portland cement also traps water in historic brick.

This causes moisture build up in the wall and into the bricks causing spalling bricks . You will see signs of crumbling and flaking .

Commercial half bathrooms don’t always have to look so … commercial!

We designed & built this new half bathroom in a historic Victorian era , Italianate style building.

We framed this new space so we had a clean slate. For the design elements -

The Italian 🇮🇹 tile compliments the Italianate style and the wood mouldings were all made in shop to match the existing throughout the building.

“If You Fail to Plan, You Are Planning to Fail” — Benjamin

This Victorian home had poorly pitched troughs with undersized eave tubes & poor flashing details .

As a result:

Wood troughs completely rotted. Numerous lookouts ,fascia , corbels, soffit , & moldings had rotted .

Structural beams had failed, two porches had beams, joists , decking , and trim had lots of rot.

The land developed grading issues and water was washing out mortar joints & getting into the stone foundation.

How did we resolve this ?

Specifications :

Selective demolition of troughs , lookouts , fascia , soffit , corbels , moldings , beams , joists ,decking, eave tubes , & downspouts .

Re frame trough with PT sistered lookouts.

Rebuild entire trough buildup

Drill new 2” eave tubes holes to solve the main issue here.

New edge flashing and rubber troughs integrated into existing rubber roofs.

Replacement as needed of fascia , soffit , corbels , moldings .

Replacement of structural beam.

Jack up and shoring for 2 porches to give access To New deck beam and sistered joists with flashing tape , new decking

Foundation repair

New copper eave tubes connected to existing salvaged downspouts

New trenches and new path for 6” PVC French drains pitched away from the house into a newly graded berm .

“If You Fail to Plan, You Are Planning to Fail” — Benjamin

Waterproofing is quite possibly the most important element in maintaining our structures .

Good Waterproofing practices need to be implemented into your design as well as home maintenance plan.

As a result of waterproofing issues this home had structural beams fail, rotted framing, porches deteriorated , trim and moldings rotted , & grading issues .

This all resulted from undersized eave tubes that couldn’t handle the water volume ( I could barely fit my finder in the hole )

How did we solve these issues before just rebuilding ?

Specifications

Selective demolition of metal and rubber lined troughs .

Sistered existing lookout framing with pressure treated lumber

Rebuilt the wood trough build up

Enlarged the eave tubes to 2” hole

Lined the wood troughs with rubber

Trim, fascia, & soffit repairs as needed

New Copper eave tubes , copper downspouts

Dig out new trenches for French drains

New 6” solid PVC French drains pitched to a new dug out berm

Jack up porch replace beams , sister some joists , new fir decking .

As part of our maintenance to the Plum Beach lighthouse we recently completed some metal work repairs and new complete paint job.

If you don’t know the history of our work here keep reading! And scroll to the end for a before picture .

Almost 20 years ago we completely restored the exterior of the Plum Beach lighthouse . Well it was more of a birdhouse ….it contained 104,000 pounds of guano (BIRD P**P) which is deadly….

They said it couldn’t be restored … well we begged to differ…

Work completed as part of exterior restoration

Removal of 104,000 pounds of toxic bird guano by barge .

Complete exterior sandblast & Epoxy paint,

Metal bands wrapped around structure for structural support from 1918 crack

New metal fabrication & Installation of -

Deck plates, radius railings, straight railings, columns, muntin & mullions, hardware.

Complete paint job.

New 5/8” Western Red Cedar, pressure treated wood shingles , underlayment , cedar breather , stainless steel fasteners

New Douglas fir wood gutters .

New western red cedar downspout covers. Downspout covers are purely for looks. It was a challenge to build the 20+ ft grain match , miter jointed covers to conceal the metal downspouts but we couldn’t be happier with the end result.
