I've been in commercial real estate long enough to know when a location just makes sense.
3686 N US Highway 301 in Wildwood, Florida is one of those locations.
It sits within the City of Wildwood at the convergence of US 301, Florida's Turnpike, and I-75 β the corridor through which approximately 70% of all Florida truck traffic passes. Orlando is about 51 miles away. Orlando International Airport is roughly 61 miles, about an hour down the Turnpike.
But here's what makes this moment different from any other time to be looking at this corridor:
Eastport β The Villages' newest 250-acre town square β is now open 6.7 miles south of this property. Retail, dining, a hotel, a healthcare center, waterfront entertainment. Operational today.
And FDOT is actively widening US 301 from two to four lanes, with a new alignment that bypasses Coleman and connects directly to CR 470 β the road that runs straight into Eastport. Phase One is already complete. Full project is scheduled for 2030.
The City of Wildwood has grown from approximately 7,200 residents in 2014 to over 30,000 today. Walmart, Publix, Home Depot, Lowe's, CVS, and Starbucks are already in the trade area. Sumter County is one of the lowest millage rate jurisdictions in the state.
The infrastructure is built. The rooftops are here. The roads are being widened to meet the demand.
