We recently encountered a heartbreaking case that highlights why vulnerable populations need extra protection—and why some contractors prey on those who need help most.

The Situation: A local non-profit rented a manufactured home to a client living with mental illness. Due to the client's condition, significant moisture intrusion went completely undetected until the damage became catastrophic.

What We Found When We Arrived:
• Nearly half the home was covered in black mold
• A 500-gallon bubble of water had accumulated into the moisture barrier which was tacked to the bottom of the manufactured home when it was shipped
• Bathroom framing had turned black and crumbled to powder
• Floor joists were so compromised you couldn't safely walk on them
• The structural integrity was completely destroyed

Here's Where It Gets Worse: Before we could contact the non-profit and property owner, a predatory bathroom remodeling company had already swooped in. They actually took a deposit to install a brand new shower stall—directly over rotting, powdered framing that couldn't support a person's weight, let alone a shower installation.

This isn't just bad business—it's fraud. Structuring a construction contract based on false premises about structural viability is illegal. These contractors knew the substrate was shot but took the client's money anyway.

Our Response: We refuse to let clients be victimized twice. We provided our client with a comprehensive 30-page documentation packet detailing every structural failure and code violation. This gives them everything needed to dispute the fraudulent contract, recover their deposit, or work with an attorney to pursue legal action.

The Bottom Line: Not every contractor with a clipboard has your best interests at heart—especially when you're already vulnerable. Our job isn't just remediation; it's ensuring clients are informed, protected, and never taken advantage of.
