Welp, demolition is completed. Our deck was a little.....out of level - not anymore !

Installed 2 rear deck supports, straightened all vertical supports surrounding the property, removed our ramp and continued the deck surface to the end of the house.

Next comes roof facet post replacement, front 6x6 balcony supports, and all 3 staircases (2 short to front of deck, 1 platformed rear of deck to waterfront)

Then the timbertech hidden fastener system will be laid with pictureframe and inlays (Espresso border, English Walnut fill).

Lastly comes our 1,100lf of wire !

We came. We saw. We crushed it. 2 days, in and out like we were never there at all. Floor, trim, paint, clean, done. Now...

Now to return to our deck with the tubes being dug, set, and ready for vertical.

And so it has begun.

Right over on beautiful McWain Pond in Waterford, ME we are underway on this beautiful 750ft² deck rebuild.

Firstly - our homeowners wanted some extra stability attached to the front balcony, so were going to add a sono-tube with 6x6 on each corner for support.

From there, we are going to remove the original rail system. Supporting each roof facet, we are going to replace all 4x4 roof supports as well as new 4x4 posts around the perimeter of the deck. Following this, we will add an additional rim joist around the perimeter to give even more support.

After that, we will be adding 2 new sono-tubes with 4x6 posts atop to support the sagging deck corners to relevel the deck surface. This will lead into the new deck surface being TimberTech's English Walnut, while utilizing their Espresso color for border(s) and rail topping.

Then we'll be installing roughly 1200lf of black stainless steel cable railing system throughout the entire deck. We'll be using black in comparison to silver to absorb light, rather than reflect it.

Completing this will be a new pictureframe staircase leading to the waterfront. This will be so our homeowner doesn't have to traverse through their house or to the front of their property to get to the pond.

Last winter - we set a record for our coldest and largest composite deck with most cable railing totalling: -43°F (with windchill) at 500ft² with 900lf of black stainless steel railing.

This spring - we set another set of records, being: largest deck and largest pressure treated deck totalling in at a whopping 546ft².

This fall/winter - we will be beating all of those records (except the largest pressure treated deck) when we tackle this monster of a 740ft² deck including roughly 1100lf of wire railing, a new waterfront stairwell, Juliette balcony supports on the front of the house, and any rot/structural repairs needed !

So, the temperature in january caused the roof melt to fall, tearing our customers deck off the back of their house. This exposed some siding rot, which (once explored) showed something a little more.....significant.

Due to prolonged water damage happening along the rim joist and sill plate of the house, the framing in between the dogs of the foundation has disintegrated on one side. This is causing a belly to form on the back of the house (right where those 2 sliding doors are) which means: we have to jack up the entire back of the house 1¾" to set this section on a new support beam with 4 lolly columns to support the weight; while we simultaneously reframe the rotted out section, replace and correct the rim joist, strip and resheath the back middle section of the house, remove both sliders to put french doors in, replace the window, and end up building a new pressure treated 12x16 deck off the back.

Phew, that was a mouthful. Keep a lookout, this one is gonna get interesting.

What a transformation !

From the raw idea to the completed walkout, this 340ft² area coupled with 200ft² of built in storage area matched up to the rest of this house seamlessly.

With code rated insulation throughout, this (once stifling) storage space turned addition has definitely cooled off in terms of temperature, but heated up as far as use and appearance. Color and style matching to the rest of the house, its almost as if it's always been there hiding under the surface.

Along with replacing some pellet grill melted siding on the front of the house, building a dryer vent box to hide the unsightly dryer vent on the 2nd floor, and were right on to the next one ! And with this home going onto the market here soon, this space will definitely add in some home value (since we technically added in an extra full bedroom!)

Keep your eyes on the next one, it sure is a doozy!

A little progress to start up the beginning of the week !

All our sheetrock is hung, we're more than halfway through the mud/tape. Looking to be paint ready by beginning of next week, followed by flooring, trim, and closets!

And it was definitely toasty this past week in the garage, thats for sure.

Our electrician came through and got the outlets, can lights, plugs, and closet lights wired in so we were finally able to really get the ball rolling. Laid insulation under the original subfloor and the floor behind the knee wall, followed by strapping and subflooring the area to create storage areas. Put roof vent on the rake of the roof along with insulation. Framed in the closet doors into the far end of the space for our custom split closet doors. Got insulation done throughout the ceiling, leaving 1 wall left to install before we get our 35 sheets of drywall installed.

After we hang drywall, we will be taping and mudding to finish with 2 coats of paint. Brand new life proof premium lvp along with trim to match the remainder of the house. Finishing with our closet doors and door pulls.

And we're back !

For some weird reason, I always find myself in an attic-like area during the hottest part of the year. If you'll think back, 2 years ago (to the week, actually) we were in Bridgton, ME working on our shiplap house - well, now we're in an above garage space building an addition!

Once the electrician rolls through and does our rough in, we'll be able to get fully underway. Putting closets on the knee walls running the length of the space by slapping down insulation and subfloor, from there hanging and finishing drywall throughout, adding in a beautiful lvp floor, and finishing off with paint and trim !

Keep your eyes on this one, she's gonna be pretty when she's done !
