The side of building in Florida you don’t always see. 🐢

We discovered several gopher tortoises on this small lot between the ocean and busy A1A. Each burrow was carefully excavated by hand, and the tortoises were relocated by ecological professionals under an FWC permit to a protected 200-acre habitat.

At approximately $6,000 per tortoise, it’s an important expense to consider when buying Florida land. Before purchasing a lot, have an experienced local builder walk it with you—knowing the potential surprises upfront can protect your budget and timeline.

Responsible development means respecting the wildlife that was here first.

Coastal homes take a beating from salt, sand, sun, and rain, so the details matter.

Josh is at our Hammock River Project today reviewing the third-floor decking system. We’re using a TimberTech® composite deck with a batten drainage system designed to allow water to drain efficiently below the decking, along with a stainless steel cable railing system for durability and unobstructed views.

One feature we always like to include? A hose bib on every exterior deck, making it easy to rinse away salt and keep the decking looking its best year-round. Simple details like this can make a big difference in the long-term maintenance of a coastal home.

Today we brought in the lift to get appliances into the main 3 story riverfront house, where the kitchen and finishes will perfectly match the guest house here in The Hammock, Palm Coast.
