Same spot. Six weeks apart.

This San Jose backyard was straight dirt when we started. Out front: red mulch, dead trees, and a lot of rocks.

What we did: → Drought-tolerant gravel up front → New driveway, new fence, a lot of concrete → Rebuilt the front porch with an acrylic-covered pergola → Artificial turf and a deck out back → Awnings, so he can sit outside even when it rains → Accent lights through the yard and around every deck edge → Extra outdoor outlets, so Christmas lights don't need a single extension cord

Old house, so there were surprises. There always are. The big one: the main water supply line had rusted out. Since the front yard was already torn up for landscaping, we swapped the whole line then. Way better than digging up a brand-new yard to fix it later. Still wrapped in six weeks.

Super El Niño is on the way. Is your roof ready? ☔️

Forecasters are calling for one of the strongest El Niño winters on record. Here's a peek at what we've been up to:
🔸 Torn off an old roof and found rotted rafters hiding underneath (Palo Alto)
🔸 Re-sealed and coated a flat roof before the rain shows up (San Jose)
🔸 Tile repairs, TPO flat roofs, full re-decks, and our own new builds

The biggest lesson: most bad roofs look fine from the street. You only find out when the first big storm hits, or when someone climbs up there.

We build new homes and do full remodels, but we'll fix a leak just as seriously. Free roof checks across SF, the Peninsula and South Bay.

Nobody believes the first photo.

That pile was the backyard. Bricks, old windows, a hundred boxes of somebody's life. Three days to clear it by hand and my guys still bring it up.

Three houses in this one — two in Palo Alto, one in San Carlos, all built in the 60s and 70s. Same problems in all of them. Yellow tile kitchen. A fireplace nobody had lit in a decade. A bedroom paneled floor to ceiling in redwood, so dark you needed a lamp at noon.

Swipe. Same walls, same footprint. We didn't add a square foot to any of these.

Bay Area homes have good bones. Most just need someone willing to do the ugly part first.

We're mostly a single-family shop. Townhouses aren't our usual thing.

This one we're proud of.

Lyell Unit #5 — a few minutes' walk to downtown Los Altos. Not "walkable" on paper. Walkable like you actually walk there.

Open main floor with real light. Vaulted primary with a walk-in. Marble backsplash. Fenced front yard, private side patio, attached garage. All new — nothing to fix.

The white picket fence out front was a first for us. Three neighbors have already asked us to build theirs.

This home was originally a project another flipper couldn’t finish — the backyard was a junkyard, floors were cut open, and the crawlspace was flooded. Most buyers walked away.

We took it on, restarted with proper permits, and rebuilt nearly everything. Without moving any structural walls, the entire home was reimagined and brought back to life.

It sold right away and is now a beautiful home for a new family.
This is the part of construction we love most — turning a mess into a place someone can call home.
