A lot of buyers and sellers have been asking us questions about the current condo market here in Panama City Beach. Is it a good time to buy? What can I expect as a seller in the current market?
So, we decided to share some details about 3 recent condos we purchased or sold here in PCB. As full-time professional real estate agents, here’s our opinion of WHY they sold for the prices they did.
We’ll break down each specific unit so you can get an idea of what properties are selling for right now.

This sale came down to comps and timing. While this condo was on the market, there was a distressed unit plus two others that sold below list price, which pulled the appraised value down. Even though this unit was in great condition and showed more potential to buyers, we explained to our seller that appraisals reflect the market value, not their emotional value. Our seller decided to cut their losses and move on. Luckily we were able to find a great buyer for this property. This condo was a great example of how much effect timing can have on selling a property!

We snagged this beautiful unit for our buyer, Mrs. Tina, who found my mama off social media! Her one major non-negotiable for her purchase was a TRUE beach view. And her husband required open parking to accommodate their trailer and bikes. Long Beach Resort checked both of those boxes and more! This property was originally priced at $947,444, but after studying the comps, we submitted an offer under asking price with an open mind. We reaffirmed our buyer to stay firm through negotiation, and eventually worked together with the seller to come to a price that made sense for everyone!

The Commodore is one of our favorite condo complexes in PCB. In this deal, we represented both the buyer and the seller. After looking at this unit, the buyer asked about owner financing…a pretty unique option. Instead of shutting it down, we opened the conversation. And after working with both parties, we structured a deal that worked across the board!
Through this deal, we learned it’s not about pushing, it’s about problem solving to reach the end goal.
These three deals had very different problems. Some price points are driven by comps and appraisal pressure, some are about matching lifestyle needs, and others simply require out-of-the-box thinking and creative solutions that fit everyone’s needs.
And that’s why working with an experienced agent can make all the difference!
