Not every project starts from the ground up, but every project deserves the same level of craftmanship.

While new construction is the core of what we do, this renovation showcases the quality and attention to detail we bring to every build. After removing the brick, we rebuilt the interior and exterior walls, installed a new roof, reconstructed the porches, and finished the exterior with new siding.

Shop houses and garage homes are becoming more common, especially for people who want flexible space instead of a traditional layout.

Instead of separating living space and work space into two different buildings, a shop house combines them into one structure designed around flexibility and function.

In most cases, part of the building is built as a large open shop or garage area, while the other section is designed as living space. Depending on the layout, that shop space can be used for equipment storage, vehicles, hobbies, or even a business workspace.

One of the biggest advantages of this type of build is the amount of usable space you get from the structure itself. Open span shop areas allow for larger uninterrupted spaces that can be adapted much easier than traditional room by room layouts.

They also tend to work well for people who want their home built around how they actually live day to day. Whether that's extra storage, workspace, room for tools and equipment, the structure is designed with practicality in mind from the beginning.

From a construction standpoint, shop houses are planned differently than a standard home. Things like slab design, insulation strategy, ventilation, ceiling height, structural spans, and utility layout all become much more important early on in the build.

🏠Learning Time!📖🔨

A house's ability to hold up over time is heavily influenced by how well it manages water. Roof overhangs play an important role in how a house handles weather and moisture over time.

In residential construction, roof overhangs help move rainwater farther away from the exterior walls of the house. That means less water running directly down siding, around windows and doors, and near the foundation.

Residential homes generally are built with roof overhangs somewhere around 12-24 inches, although the ideal size can vary depending on the design of the house, climate, and how exposed the structure is to the weather.

Over time, that can make a noticeable difference in how well exterior materials hold up.

With more protection from rain and direct weather exposure, exterior materials tend to experience less moisture buildup, less staining and wear, and less water collecting near the base of the house.

It also helps provide shade, which can reduce heat and sun exposure on certain parts of the home during the summer.

🏠📚Learning Time!🛠️

You might have heard of terms like stick frame, stick built, or stud walls. They all mean the same thing, a building constructed on-site using closely spaced wood studs to form the walls and structure.

Here's how it works👇

🪵The structure is built using many individual pieces of lumber that all work together to support the house. The walls hold up the roof, the floors tie everything together, and the weight of the home is transferred down into the foundation.

📏The vertical boards making up the walls are called studs (picture #1). These are spaced evenly throughout the house to create the main structural framework. OSB goes on the outside of those studs (picture #2). Purlins (boards that go across the studs horizontally) can also be used but are much less common (picture #3). The OSB and purlins strengthen the walls as well as provide a place to attach the siding to.

🏡One reason stick framing is so popular is because it allows a lot of flexibility in the layout. Builders can more easily add rooms, change window sizes, create different roof designs, and customize floorplans compared to some other building methods.

🔧It also makes plumbing, electrical, heating, and air conditioning easier to install because everything can run through the wall and floor cavities during construction.

💪When properly built, stick frame homes are extremely strong and reliable. There's a reason this method has remained the standard for residential homes for so long - it works.
