Property management is often most visible when the unexpected happens.

This week, a water main broke behind one of the properties we manage, right alongside one of our active construction sites.

Within an hour of reporting the issue to our partners at Emerald Coast Utilities Authority, their team was on site, the water was shut off, and repairs were underway.

Situations like this are why strong relationships and responsive management matter. When something goes wrong, having the right partners, clear communication, and a team ready to act helps protect the property, minimize disruption, and keep things moving.

A big thank you to the ECUA team for their quick response and hard work.

Progress is moving up at 194 N. Palafox. 🏗️

Today, the new elevator is going in as we continue transforming the long-abandoned second floor above Petit Ami into something new for downtown Pensacola.

Projects like this are about more than renovating a building. They’re about seeing potential in spaces others have overlooked, investing in the places that make our community unique, and creating value that will last for years to come.

Deferred maintenance rarely gets cheaper with time.

A roof issue becomes interior damage. A small parking lot failure becomes a larger capital project. An aging system starts creating tenant complaints, emergency calls, and unplanned expenses.

Blue Commercial Properties is proud to announce that we recently assumed management of Town & Country Plaza, a landmark office and retail property at the intersection of Fairfield Drive and Pace Boulevard in Pensacola.

Opened in 1956 as Pensacola’s first suburban shopping center, Town & Country Plaza helped reshape the city’s commercial landscape. At its opening, the center brought more than 40 businesses together in one destination and introduced a new model for shopping and commerce in Northwest Florida.

Today, the more than 400,000-square-foot property includes a large retail center and adjoining office building in one of Central Pensacola’s most recognizable commercial locations. With convenient access to downtown Pensacola, Interstate 110, Interstate 10, and surrounding neighborhoods, the property remains positioned to serve businesses, organizations, and the community for years to come.

We recognize the history and potential of Town & Country Plaza, and we are excited to work alongside ownership, tenants, and community partners to breathe new life into this important Pensacola property.

This is more than a new management assignment. It is an opportunity to help write the next chapter for a commercial center that has been part of Pensacola’s economy for seven decades.
