What does a roof inspection actually give you?

Not just “good” or “bad.” A real roof inspection should give enough information to make an educated decision about your roof.

At Raving Roofs, we inspect the roof, document what we find, show you photos, explain what’s causing the problem, and walk you through your options—whether that means maintenance, repair, or replacement.

The goal is simple: help you understand your roof before you make a decision.

Foam roofs can last a long time in Phoenix, but small problems are much easier to deal with before they turn into leaks.
Cracks, ponding water, blisters, worn coating, and failing seals around vents or AC units are all things worth watching for. If you notice one of these, it does not automatically mean you need a new roof—but it is a good reason to have it checked before the damage spreads.
At Raving Roofs, we inspect the roof, document what we find, and explain what actually needs attention.

Tile roofs are built to last, but the visible tile is only part of the system.
Broken tiles, aging underlayment, debris in valleys, leaks around penetrations, and flashing problems can all let water reach areas it shouldn’t. And because some of these issues are hidden beneath the tile, the roof can look fine from the ground even when there is a problem developing.

Catching small issues early can help prevent a much bigger repair later.

Cooler, Wet, and Windy Weather Is Headed to Phoenix!

After plenty of dry weather, the Valley could be in for a change this weekend!

According to the National Weather Service, rain chances increase Saturday, with the best chance of widespread showers on Sunday. Gusty winds reaching 40–50 mph in some areas are also possible, along with cooler temperatures.

More rain could arrive Tuesday and Wednesday as another weather system moves through Arizona.

A quick reminder for homeowners: Rain and wind can expose existing roofing problems, especially loose tiles, worn underlayment, and damaged flashing.

If you haven't checked your roof in a while, keep an eye out for water stains, ceiling discoloration, or signs of leaks during the storms.

Stay safe and enjoy the cooler weather, Phoenix!

After a strong storm, it’s easy to focus on whatever damage you can see. But the bigger issue may be what you can’t see from the ground.

Start by staying safe, protecting the inside of your home, and documenting any visible damage. Then have the roof professionally inspected before deciding what repairs—or insurance steps—make sense.

A clear inspection helps separate storm damage from normal wear and gives you a better picture of what actually needs to be done.

If you’re comparing 2–3 quotes for a tile reroof in Cave Creek, don’t just compare the final price.

Start by comparing what each roofer is actually proposing.

Ask about the exact underlayment, what tile will be reused, which flashings are being replaced, who supervises the crew, how warranty calls are handled, and what happens if rain hits during the project.

Also look beyond the estimate itself. How long has the company been in business? Who owns it? Do they have a strong local track record? And if something goes wrong a few years from now, are they likely to still be there to stand behind the work?

A cheaper quote may simply include less work.

Compare the diagnosis, materials, scope, supervision, warranty, and accountability first. Then compare price.

Before your roof inspection, a little preparation can help us give you a clearer answer.

If you can, be home for the appointment, secure pets and access areas, share what you’ve noticed, and gather any roof history you have. It also helps to think about your long-term plans for the home and write down any questions you want answered.

The more context we have, the easier it is to focus the inspection on what actually matters to you.

Yesterday’s storm was a reminder that Phoenix weather can change quickly — and the effects on your roof aren’t always obvious from the ground.
Remnants of Hurricane Polo brought heavy rain, flooding, road closures, and delays across the Valley. For homeowners, the bigger question now is whether the storm caused damage you can’t easily see.
Hail, lifted flashing, damaged sealants, and other small issues can turn into leaks later if they go unnoticed.
If your home was in the path of the storm, Raving Roofs can take a look and give you a straight answer about where your roof stands.

A roof inspection is about more than just looking at shingles or tile from the ground.

During a typical roof inspection, we’re checking key areas like flashing, underlayment, penetrations, valleys/drainage, and the roof surface to spot problems early and give you a clearer picture of your roof’s condition.

If you’ve noticed a leak, storm damage, aging materials, or just want peace of mind, a professional inspection is a smart place to start.

How long will your roof last in the Phoenix heat?

It depends on the roofing system, installation quality, maintenance, and what’s happening underneath the surface.

Tile itself can last for decades, but the underlayment beneath it usually won’t last nearly as long. Shingle, foam, and metal systems all have different expected lifespans too—and Arizona’s heat can be tough on every one of them.

If you’re not sure how much life your roof has left, a professional inspection can help you understand its current condition before problems turn into leaks.
