Builders agent is not your agent. They don't give a s**t about you. Only $$$

We were under contract on a brand new build. Beautiful neighborhood. Great price point.
I hired an inspector. Inspector did his job. Found real issues.
The builder? Lost it. In the driveway. In front of everyone.
He thought I'd back down.
I didn't. My clients got their repairs. We closed.
Lesson: new construction is not inspection-proof. Don't let anyone tell you otherwise.

Appraisals don't sell houses. Strategy does.

Once upon a time....
I had a seller who got a pre-appraisal before we listed. It came back $75,000 under what I knew the market would bear. Had he gone for sale by owner using that number? That money was gone. We listed at my price, sold at my price.
