You may have seen these white, powdery deposits on brick or stone before. They’re called efflorescence.

Efflorescence forms when moisture moves through masonry, dissolves soluble salts, and carries them to the surface. As the water evaporates, the salts are left behind.

The deposit itself is usually not the main concern. What matters is understanding where the moisture is coming from and why it is moving through the masonry.

Knowing how to read these small signs can help building owners better understand the condition of historic materials.

How often do you really look up when you walk past an older building?

Some of the details that give historic buildings their character are easy to miss from street level. Cornices, towers, upper story windows, trim, and decorative masonry can quietly define the look of an entire structure.

Taking a moment to notice those details is one of the easiest ways to see historic architecture differently.

The next time you are walking through an older downtown, campus, church property, or historic district, take a look above eye level. You may notice something you have passed dozens of times before.

Sometimes the smallest details on a historic building tell you the most.

An open joint around a window, deteriorated sealant, staining below a sill, or a damaged masonry surface can be worth a closer look. These conditions can be connected to aging materials, moisture movement, or other building envelope concerns, but the cause should be properly evaluated before deciding on a repair.

That is an important part of preservation. The goal is not simply to cover up what is visible. It is to understand what is happening and determine an appropriate approach that respects the building and its original materials.

Ever heard the term “Dutchman repair”?

It might sound unusual, but the idea behind it is very preservation minded.

Instead of replacing an entire historic feature because one area is deteriorated, a Dutchman repair allows a new piece to be carefully fitted into the damaged section.

High pressure washing can damage historic materials, including vulnerable masonry and mortar. The appropriate cleaning approach depends on the material, its condition, and what needs to be removed.

In preservation work, more force does not always mean a better result. Choosing the gentlest effective method helps protect the character and integrity of the original material.

The answer is C. Find and address the source of moisture.

When paint begins peeling on a historic wood window, covering it up or painting over it may only hide the problem. Finding out where the moisture is coming from is an important first step before deciding what repair is needed.

Historic buildings can tell us a lot if we know what details to look for.
