The KSD Group was retained to manage a significant project involving a 102,000 square foot automobile dealership, which encompassed a showroom, parts store, sales tower, administrative offices, a cafeteria, three service shop buildings, and an 11-acre site development.

The engagement began under challenging circumstances: the owner’s initially chosen contractor had exceeded the budget by $500,000, prompting the withdrawal of the project lender’s commitment for construction financing. In response, KSD swiftly took action, interviewing prospective builders and selecting Vanderson Construction to negotiate a contract on a fast-track basis. Within three weeks, KSD successfully procured new bids that cut the budget overrun by $400,000, maintaining the design quality and desired finishes.

The urgency of the project was further compounded by the imminent expiration of a permanent financing commitment from Ford Motor Credit Company. This situation necessitated an aggressive construction contract negotiation featuring a 175-working-day schedule, linked to a liquidated damages clause of $5,000 per day.

KSD spearheaded all construction management activities and expedited processes, resulting in the project’s completion seven days ahead of schedule and $74,000 under the initially contracted $4.5 million. This saving was refunded to the owner. Subsequently, KSD was also tasked with expanding the parking facilities onto an adjacent three-acre lot, which was completed on schedule and $13,000 under budget.

Overall, KSD’s effective management reduced the project’s initial overrun by $487,000 without compromising the square footage or the completion schedule. The excellence of their work was recognized when Fremont Ford was honored by Ford Motor Company at the National Automobile Dealership Association Convention in January 1989 as “State of the Art” in Ford Dealerships for the 1990s.

The KSD Group was originally engaged mid-way through the construction of this estate-quality, 9,400 square foot residence to help evaluate, verify and finally negotiate change orders and cost overruns between the Owner and contractor. Through a series of negotiation meetings with the Owner and the contractor, KSD was able to redefine the structure of the contracts and agreements to the significant benefit of the Owner. The first phase of the project was successfully completed and closed out in the Fall of 1998.

In January of 2000, the KSD Group was asked to provide full project management services for the construction of the second phase, 3,200 square foot barn/guest house. KSD negotiated a GMP contract with the builder and provided contract administration for both the construction and interior design phases of the project.

Throughout construction, frequent scope changes occurred. Extensive landscaping of the grounds and a nearby irrigation pond were two of several scope changes that occurred mid-way through completion. A once simple barn structure evolved over time into a more complicated and challenging project with significant scope growth and upgrades to original finishes.

Despite multiple changes and challenges, the KSD Group orchestrated completion of the project on time, within the GMP budget, and at a higher level of quality than was initially designed.

The KSD Group provided project management services for the construction of a 14,000 square foot, four-story luxury Aspen residence. Along with the main residence, a caretaker’s residence and extensive sitework were constructed concurrently. During
preconstruction, KSD was responsible for selecting the general contractor and authoring both the construction contract with Shaw Construction and the architectural contract with Bill Poss and Associates.

In the course of these negotiations, substantial fee reductions accrued to the benefit of the Owners. During construction, KSD was responsible for approval of bids, cost control, change order negotiation and quality assurance. KSD also implemented and coordinated the extremely sophisticated design/build security monitoring and access control system for the site and buildings.

The structure of this magnificent home is a very complicated combination of wood, poured-in-place concrete and steel. The interiors are an equally complicated mix of new as well as imported and reclaimed materials. The standards for quality are the highest.

One of the more challenging aspects of the project was controlling cost while coordinating the design activities of the architect of record from Aspen, the interior design architect from New York and a local specialty bathroom design consultant. Many significant Owner-induced changes were processed cost effectively due to the team effort of all the players.

The project was completed on time and on budget.

The KSD Group was hired by the Owners to manage the partial demolition and complete remodel and addition of a single-family residence in Sun Valley, Idaho. The original house was a log cabin construction, and the desire of the Owners was to retain all of the original log cabin while completely redoing the interior and exterior of the house. Additionally, a guest studio was added.

KSD’s involvement began with the renegotiation of an existing contract to reduce the contractor’s fee and establish a guaranteed maximum price for the project tied to a fixed completion date. All objectives were achieved, resulting in a net savings to the Owners and completion of the project on schedule.

Particularly challenging in this project was the difficulty of working around the existing logs, as all of the interior and exterior walls changed dramatically, requiring new window openings, the refitting of logs, etc. The project was completed successfully on budget in the Spring of 2003.

In May, 2009, the KSD Group was employed as the Owner’s representative to fully renovate a three-story, 7,878 square foot recently acquired Pacific Heights residence in San Francisco. The new owners, Eileen Blum Bourgade and Alain Bourgade, were residing in Paris, France, and requested to have the work completed to move in by the end of the summer, in time for their two children to attend school. KSD promptly selected and contracted with a general contractor, Mayta & Jensen, in a two-week timeframe. The contract was negotiated as a Cost Plus a Fee to a Guaranteed Maximum Price, prior to obtaining any subcontractor bids. The work started immediately in June 2009.

The challenge was to complete the work within a fifteen-week construction schedule. This was accomplished by building the project on a fast-track schedule, which necessitated that construction commence before the architectural/structural plans and specifications were completed. Approvals of finishes and numerous changes in scope were often difficult to receive in a timely manner from an Owner located abroad who was not available to meet in person with the various consultants.

Once bids were received by the general contractor, KSD completed the Project Cost Control Budget and submitted it to the Owner for review. We were then directed to value engineer the project scope and reduce the projected construction costs by $250,000 to bring the job within the Owner’s budget. KSD accomplished this by reviewing each item of work and evaluating which could be eliminated, simplified or done at a later date by coordinating with the team – the Owner, the contractor, and the design consultants.

The one feature critical to the Owner was to provide direct access from the second floor to the upper rear patio level. The architect accomplished this by designing a 10’ long, 6’ wide structural steel “bridge” with glass deck linking the two levels and adding a pair of French doors from the second floor family room for access. Adding the doors weakened the shear value of the rear wall, so a concealed two-story structural steel moment frame was installed to strengthen the wall. The final scope of work included adding new lighting, bath vanities and countertops, plumbing fixtures, appliances, fireplace surrounds, hardwood and tile flooring, closet systems, built-in millwork, reinforcing of selected floors, complete interior painting, wallpaper, and window treatments.

The renovation was completed in sixteen weeks, in time for the children to attend school.

The KSD Group provided full construction and project management services for the construction of a new 9,000 square foot two-story (over parking garage) residence in Calistoga, California. This estate is located on 600 acres that included other multiple structures and sitework that required improvements or renovation. The responsibilities of KSD included the coordination of the general contractor working under a design/build contract, design and landscape architects, and multiple consultants working for the general contractor, as well as full service administration of all contracts.

The uniqueness of this project was to incorporate antiques, art and artifacts into the new construction, including thirty to forty large stone carvings imported from Europe to be installed in doorways, fountains, and interior and exterior areas of the building and site in order to create the desired old-world “Tuscan Villa” design intent. In addition to the main residence, the scope included restoration of a guest apartment, an art studio and an existing swimming pool, along with extensive landscaping at various locations on the property. KSD’s challenge was to bring together a very loosely coordinated group of consultants and contractors and eliminate duplication of effort and potential cost overruns.

KSD provided development services for the total renovation and restoration of the turn-of-thecentury, 35,000 square foot country club and detached tennis facility.

Two major hurdles had to be overcome in the design process: (1) the design criteria desired by the membership had not been met by the architect, and (2) the pre-established budget was insufficient for the extensive renovation work proposed.

KSD initiated a complete reprogramming process working with staff and Board to identify operational goals. Major design changes were initiated to fully incorporate the goals of the staff and membership.

KSD identified extensive value-engineering issues without sacrificing the quality desired by the membership, realizing approximately $385,000 in savings.

To accommodate the eleven-month renovation period, KSD designed, set up, and moved the club into a temporary modular office, pro shop, lounge, restroom, and dining facility to maintain operations. Prior to the start of construction, the architect was terminated by the Board for breach of contract. The Board increased the scope of KSD’s construction administration role, adding the additional responsibility for plan interpretations, submittal review and responding to a myriad of RFIs. At the project’s completion, KSD negotiated the contractor’s claim for an additional $160,000 down to $18,000, without formal dispute resolution.

The KSD Group was hired in October of 1998 to restructure the development and construction of a golf course and related facilities that had been underway for over a year. The project consisted of a nine-hole golf course containing three lakes, including a state-of-the-art drainage and irrigation system, the new construction of a 36-person driving range and range ball shack, a new maintenance facility and associated yards and storage, a new clubhouse, pro shop and restaurant facility, and the remodel of an existing structure for cart storage, maintenance, and pumphouse.

At the time KSD was hired by Yountville Associates, the majority of the work on the golf course, the three lakes and irrigation system was complete; however, permits had not yet been obtained for any of the new structures, and construction had not yet commenced for these facilities. The project was over one year behind in its original schedule for opening, and budgets for the new construction were inadequate and outdated.

KSD provided the onsite construction management, including the review and updating of budgets, the design and permitting of all of the new construction, and the completion of the nine-hole golf course. The clubhouse was constructed using reclaimed logging timbers and elaborate imported doors from Mexico throughout. KSD initiated, contracted and monitored the construction and completion of the new structures of the project to enable the golf course to open in the Spring of 1999 and the clubhouse in the Fall of 1999.

At the present time, the clubhouse and golf course combined is one of the most popular facilities of its type in the Napa Valley.

The KSD Group managed the construction of the Courtyard by Marriott Hotel in Los Altos, which was started in October 2000 and completed in November 2002.

The Mediterranean-style hotel is built over an underground parking structure and consists of 190 guest rooms, including meeting rooms, offices, a restaurant, kitchen, exercise room, swimming pool, two spas and a 76,000 square foot underground garage. The 101,000 square foot hotel is equipped with state-of-the-art computer hookups in all guest rooms and meeting rooms and a satellite television system.

KSD was retained by the franchisees to manage both the preconstruction and construction phases, including providing value engineering input, scheduling and cost management, bidding and contract award, coordination of the general contractor and consultants, approving and writing change orders, and monitoring and reporting the construction activities for the Owners.

In order to secure favorable financing, the Owners were forced to close on a construction loan prior to completion of the design for the hotel superstructure. KSD implemented fast-track management wherein portions of the project were bid, negotiated and awarded in distinct phases as working drawings were completed. The first phase, underground excavation and shoring, was awarded to L.E. Wentz Company in October 2000, and the second phase, the underground parking structure, and third phase, the hotel structure, were awarded to S.D. Deacon Corporation in December 2000. The above-ground hotel structure and sitework were negotiated with S.D. Deacon, a process wherein KSD jointly analyzed subcontractor bidding with the general contractor, negotiated final awarded prices and authorized the work to be added to the prime contract by change order. The project was completed in the fall of 2002.
