We completed a roof rescreen project this week. Our upcoming task is to replace the rusted tapcons and install a diverter. The original installation included 5-inch gutters, which were not designed for a tile roof, leading to water shooting over the gutters and flooding the deck. With the diverter in place, water will flow into the gutters as intended, preventing further flooding.

Completed a rescreening project using 18x14 Phifer screen, incorporating durable material below the chair rail for canine protection. A new door was fitted on the side wall and an existing door at the pavers was removed. All tapcons were upgraded to stainless steel LDTs, replacing those that were missing or rusted.

Finally got finished screening the fresh paint job. The weather didn't want to cooperate at all this week. I really like the sun screen in the one corner. They got three rows of the roof and the return done with the sun screen. The roof obviously for shade and the walls for privacy.

Another job successfully completed. We sanded the enclosure, applied primer to the entire surface, and finished it with DTM paint. Typically, we replace all screws with stainless steel, but in this case, they had already been upgraded. We completed the renovation with new door kits and a complete rescreening using 18x14 Phifer screen.

A bunch of jobs that we have completely remodel. We changed all the screws to stainless, sanded down the whole job, primed and painted each job with Sherman Williams paint that has a 15 year warranty. Then rescreened with Phifer screen. Phifer is the name brand in screen. I've seen jobs that were 16 to 20 years old with the original screen. The next step down from phifer will last about 8 years. The Chinese screen will last 4 or 5 years.

We are embarking on our next refurbishment endeavor. This project marks the first time we have completely refurbished an I-Beam job. These I-Beam jobs are approximately 40 to 50 years old and were originally constructed using silver aluminum, the only option available at the time. I am confident that this project will surpass our previous work. We will provide updates and share before and after pictures in a couple of weeks.

I believe this is one of the most impressive transformations so far!!! White to bronze, all stainless screws, and couple new doors, removed some kickplate, and use the 20x20 screen to keep the pine needles from sticking through the screen.

Regarding the latest developments in aluminum pricing and tariffs, I'd like to inform you that if you've received a porch estimate from me, it's essential to place the material order by this Friday to secure the current price. Once the order is in our system, the price will be locked in. Nevertheless, beginning Monday, we'll need to reassess all orders due to anticipated price increases. Unfortunately, I won't be able to determine the exact increase until I speak with our distributor on Monday morning. The effect on smaller projects is uncertain and may lead to a slight price adjustment. The bigger the job or more aluminum will determine the adjustments, which we'll evaluate on Monday.
