Before a storefront awning goes into fabrication, we review the window dimensions, sign placement and landlord criteria. Those details shape the frame, projection and fabric choice.

At this lululemon storefront in Calabasas, separate black fabric awnings follow the window bays below the sign. Universal handles custom awning design, fabrication and installation for retail projects across Southern California.

Shade coverage changes as the sun moves. That’s why the layout needs to follow how a courtyard is used, from seating areas to walking routes.

This installation uses multiple fabric sails at different heights. Universal works with contractors, architects and property teams to plan the supports, fabric and coverage for each site.

Clear patio curtains give a covered dining area side enclosure without hiding the courtyard. Here, large clear windows sit above gray lower panels beneath the trellis.

Planning a similar space? Send Universal photos and approximate dimensions of the openings, including door locations. We can review the panel layout and material options with your project team.

Commercial shade has to fit the way a property operates. This canopy spans a row of service bays while leaving the area below open for vehicle access. Universal works with contractors and property teams on commercial awnings and canopies, with the layout planned around the building and site requirements.

Here’s a look inside the shop as the KIPP Empower project takes shape.

These steel assemblies are being fabricated in Reseda before they head to the job site. For school and commercial shade projects, getting the structure right starts well before installation.

Color matters on a storefront. At this Ulta Beauty location, the orange fabric awning continues the brand across the entrance while giving the glass front consistent coverage.

It’s a good example of how a commercial awning can handle a practical job without feeling separate from the building.

This rooftop uses a slide-wire canopy so the shade can change with the way the space is being used.

The fabric panels can be extended across the frame during the hottest part of the day, then pulled back when the patio is better left open. It gives the property flexible coverage without permanently closing in the rooftop.

The curve was already part of the building, so the awning needed to follow it. This fixed-frame fabric awning at Gelson’s Market adds coverage at the main entrance while fitting the storefront’s existing architecture.

Metal and fabric awnings can both add shade and define a commercial storefront, but they create very different looks. Metal works well when the awning should feel like part of the building, while fabric gives businesses more flexibility with color, shape and graphics.

We broke down the differences and what to consider before choosing one for a commercial property: https://www.universalawning.com/blog-posts/metal-vs-fabric-commercial-awnings/

These yellow hip-roof canopies were built for a school campus in Cypress, covering the swings, play equipment, and activity areas with one coordinated shade system.

For school projects, the layout has to work around walkways, equipment, access points, and the way the space is used. Universal Awning & Canopy handles the design, fabrication, and installation of custom campus shade systems across Southern California.
