I am delighted to share that after working with the owners of this beautiful 651 acre tract on The Dragon Swamp in Middlesex County, VA for 3 years, the sale closed today. The new owners are Friends of Dragon Run.

I’m often asked why my listing period is a minimum of 12 months for land transactions. Land sales are very different to home sales. The pool of buyers is smaller and each buyer prioritizes the importance of different elements. For example, can I build a house, and or subdivide the parcel? Are the trees cover for the deer or is timber value/age/mix important? Easements may need to be acquired or negotiated snd maybe trails cut. Wetlands avoided or celebrated.
