We found toilet fl**ge has been leaking onto plywood rotting it away.

We came out yesterday. Replaced the compromised subfloor, reinforced the beam and installed some new flooring in the bathroom, and of course a new toilet fl**ge gasket.

Over the years paint had been applied over old layers. We want ahead and removed all those layers then applied a commercial grade epoxy.
