MAINTENANCE PLANS!!
A biannual plan of maintenance includes a 10-point inspection as well as cleaning the debris off of the roof and in the gutters.
1. We check the overall condition of the roof
2. Chimney and chimney flashing inspection. There are a lot of different materials used to build chimneys, so we not only look at the flashing but also what the chimney is built with. We make sure the structure is in good condition and is performing properly
3. Gutter inspection includes, checking the sealant on the inside and outside corners, checking for clogged or damaged parts of the system, check covers for damage, and make sure they are properly pitched
4. Downspouts check for clogs and damage, as well as the straps and screws for rust or damage
5. Flashing is a key component to a roofing systems proper function and one of the main issues with leaks when not installed properly or when the sealant begins to fail. It is always good practice to check flashing twice a year.
6. Ventilation is also a key component in assuring your home is properly protected from the elements. Without correct ventilation you're substantially reducing the life of your roof, while also causing other damage to your home. In a lot of cases the A/C unit is in the attic, as well as plumbing, and these can be damaged by extreme heat buildup in the attic. Improper ventilation can also allow condensation to form and can lead to unhealthy mold growth in your attic and can get into your air system. Lack of proper ventilation can also result in high power bills.
7. Soffit and fascia are checked for signs of damage or leaking. Rodents also like to enter through your soffits in places so that is also checked for signs of a "break-in". Rodents can cause major damage in an attic. Also, where fascia metal meets eave metal can sometimes cause electrolysis, so we check for those indicators
8. Pipe boots are checked for signs of dry-rot or rodent damage. Squirrels love to sharpen their teeth on lead pipe boots causing major damage to them and leaving a home open to the elements
9. Signs of storm damage is checked for such as hail and wind lift. This all documented for insurance purposes
10. Fastener inspections include checking nail and or screws patterns as well as nail/screw condition as well as any and all types of fasteners on the roof system
