Some times refinishing your floors does not seem logical at that moment and you turn to what is consodered a screen and coat aka buff and coat.
The 2 most common reasons its that the floors are in decent shape and the home owners feel that they have just lost there vibrancy, the 2nd is you own rentals and you would like to get the most out of the floors before fully refinish them or replace them.
Things to know if this route seems for you.
#1 Doing this process is technically not a 100% guarantee to work as if it's a rental or a house previously own you have a very limited chance to know how the floors were maintained and cleaned with. On the other side of this issue there are proper methods of cleaning the floor prior to the buff and coat that we do to help ensure limited to zero issues which has help us be 100% satisfactory in doing so but once again not a guarantee.
#2 Gouge, dings, dents, and deep scratches do not come out. Even though you are lightly sanding the floor it is not enough to take out these imperfections. These imperfections do not dissappear however they tend to look better and blend in slightly better.
#3 Yellowing & fading, the yellowing does not change and the fading does not dissappear ethier. What does happen is most times it will help the floor look more uniform from being cleaned and having new even coats accros the floor.
#4 Reasons for doing this. The main reason for doing buff and coats is to add protective layers of finish as over time they do wear down which will help your floor last a life time. If you have had your floors fully refinished you should inquire on this process every 3 to 5 years to ensure longevity and protection to your investment.
Here is an example of a Buff and coat done in a recently bought apartment building as they are doing what they can in a budget friendly manner to help protect there investment. Doing this process is about 1/3 of the work to sand and refinish meaning it's approximately 1/3 of the cost!
