Noticed a water stain on your ceiling? Seeing drips after a storm? Here's exactly what to do:
1. Don't panic. Most leaks aren't emergencies, and some aren't even roof problems (could be plumbing, HVAC condensation, or attic ventilation issues).
2. Document everything. Take photos of the stain, measure it, note when it appeared and if it's growing. This helps us (or any honest roofer) diagnose the real issue.
3. Check your attic if you can safely access it. Look for wet insulation, water stains on the underside of the roof deck, or daylight coming through. This tells us where to focus.
4. DO NOT call the first roofer who knocked on your door after a storm. Those are often storm chasers who'll push you toward an insurance claim you don't need, then disappear when the work gets complicated.
5. Get an honest inspection. A good roofer will tell you the truth, even if it's a $300 repair instead of a $15K replacement.
