This is a garage rehab project that we recently completed in January 2021.

The work included full depth and partial depth floor repairs, drain replacement, wall repairs, ceiling and overhead beam repairs.

There was a lot of deterioration from many years of deferred maintenance by the previous owners.

The new owners plan to reposition the property and hired us to rehab their garage as part of their revitalization efforts.

CALLING ALL CONTRACTORS
If you have any masks/respirators that can be helpful to the medical community, please consider donating them to the closest hospital. They are desperate to get their hands on them. If you call them up, they will even send someone to pick them up so you don’t need to worry about exposure. We donated 1,800 masks to two hospitals today. The people were so grateful, they were crying. Any business that has resources to share must be unselfish in this time of need.

Deferred maintenance only defers your costs temporarily, but it can come with a huge “interest rate”. Problems tend to increase at a compounding rating, which also compounds the repair costs along with it. Don’t wait. Identify and repair problems regularly. Create budgets and take action to repair, maintain and protect the value of your real estate asset.

One of the biggest mistakes that I see commercial real estate owners making is that they wait far too long to perform regular repairs and maintenance to their property.

This is costing them way more than it should due to the increased severity of the problem by the time they decide to take action.

We came across several dangerous conditions at one of our parking deck rehab projects.

The concrete deterioration extended all the way to where the bearing edge of the precast tee rests on the support beam.

This was a condition that someone, who is not a qualified contractor or engineer, may have overlooked or underestimated the severity of, during a routine walk around.

We repaired a very unsafe condition and restored the structural integrity of the parking deck.
