🏎️ PROJECT SPOTLIGHT: Dominion Motor Club

A car condo may sound simple: a place to store your cars.

But when you start looking at the code, permitting, and individual unit requirements, it can become a much more complex project.

PDI has had the opportunity to support **four different projects at Dominion Motor Club**, working across multiple units and navigating the unique challenges that come with this type of development.

Car condos can involve a mix of considerations that go beyond traditional residential or commercial spaces, including:

🔹 Occupancy classification and how the space will be used
🔹 Fire protection and life safety requirements
🔹 Egress and accessibility requirements
🔹 Building and fire code compliance
🔹 Permitting requirements for individual units
🔹 Coordination with the Authority Having Jurisdiction (AHJ)

🏗️ The drawings aren't always the whole story.

This is especially true when you're renovating an existing building.

Two questions every owner should ask are:

Are there existing conditions that could create problems later?
How will fire protection coordinate with the rest of the building design?

Existing buildings can come with surprises.

Previous renovations. Undocumented modifications. Existing fire protection systems that don't match the plans. Conditions that aren't discovered until construction.

Finding those issues early gives the project team more opportunities to solve them.

And fire protection doesn't operate in a vacuum. It has to coordinate with architectural, structural, mechanical, and electrical systems throughout the building.

Good coordination early can prevent expensive coordination later.

That's one reason experienced fire protection engineering matters.

Two important questions every owner should ask are:
