It's Feasibility Friday 📐🏡 and this week we're featuring a new project in San Diego's Clairemont Mesa West!

This customized two-story, 1,200 sqft, 4BR/2BA ADU is being built to create a long-term home for a younger family, allowing them to stay close to loved ones while enjoying their own space. After researching ADU builders online, these homeowners chose SnapADU for our clear process and thorough guidance from start to finish.

One of the most unique aspects of this project is the site itself. The ADU will be built on a downslope using a raised foundation, with decks on both the first and second stories to take advantage of the property's layout while creating outdoor living space.

Building on a slope requires careful planning long before construction begins. During feasibility, we evaluate grading requirements, retaining walls, soil conditions, drainage, and foundation design to determine the best placement for the ADU while balancing privacy, access, and overall project costs. Taking the time to solve these challenges upfront helps create a smoother path through permitting and construction.

Construction is coming together in Rancho Santa Fe! 🏡✨

This custom 1,200 sqft, 2BR/2BA ADU is nearing completion and was designed to bring this homeowner's mother-in-law closer to home. The project also includes a new detached two-car garage for added parking and storage.

Located within the Rancho La Cima Estates HOA, this project required careful attention to architectural standards. The ADU has been designed to seamlessly complement the existing home with white stucco, a Spanish tile roof, and matching architectural details.

They’re the ones tied to your property.

We break ADU costs into three buckets:
• Fixed conditions (jurisdiction, overlays/zones, property factors)
• Location-dependent factors (topography, placement)
• Homeowner driven (size, finishes, upgrades)

Most homeowners focus on the last one. But the first two set the floor.

Huge ADU update for California homeowners: How many ADUs can you build on a single-family property? 👀

The answer just changed in 2026, as updated state guidance now allows a combination of:

• 1 standard ADU subject to local regulations
• 1 detached 800 sqft ADU (exempt from many rules like FAR)
• 1 conversion ADU (detached or attached)
• 1 JADU (500 sf carved from main home)

The big shift? Now the state indicates that you may build an ADU subject to local regulations, AND also build the detached 800 SF "exempt" ADU... two new detached ADUs!

This is all clarified in the newly updated HCD Handbook (March 2026).

The City of San Diego, City of Oceanside, City of Escondido , City of La Mesa, and City of Chula Vista have recently confirmed that they will adhere to this state guidance. We expect other cities to follow suit this year.

It's Feasibility Friday 📐🏡 and this week we're featuring a new ADU planned for San Diego! This one-story, 1,200 sqft, 2BR/2BA semi-custom design is being built to bring aging family members closer to home ❤️

At first glance, this project seems straightforward, but the site comes with two important feasibility considerations. The ADU is being built on a slope, so we'll be utilizing a raised foundation to work with the existing terrain. The property is also on septic, which means a new septic system will be installed to accommodate the new ADU.

These are exactly the kinds of details that are critical to identify early. During our feasibility process, we evaluate site conditions, utilities, grading, and infrastructure so homeowners have a clear understanding of the project before moving into permitting and construction. Addressing these items upfront helps avoid costly surprises, keeps projects on track, and gives homeowners confidence that they've planned for what's ahead.

New project coming soon to Imperial Beach! 🌊 This property owner previously built an ADU with Snap on a project in National City. Now he's building a 750 sqft 2BR/2BA ADU to generate long-term rental income in Imperial Beach.

To help streamline the process and save both time and money, the homeowner selected one of our standard plans.

One of the unique aspects of this project is its location within the Coastal Zone. In Imperial Beach, many ADUs require an Administrative Coastal Development Permit in addition to the standard permitting process, and some areas are subject to California Coastal Commission regulations. Understanding these requirements early is key to keeping projects on track 🌴

It's Feasibility Friday in San Diego! 🔍

This week we're highlighting a new project designed to generate long-term rental income. After discovering SnapADU through one of our job site signs, the homeowner began exploring how to maximize their property with a narrow 1200 sqft 4BR/2BA two-story ADU that can accommodate a variety of tenant needs.

One of the key feasibility considerations for this project is that the property is located within the coastal zone. While many homeowners assume this means a lengthy Coastal Development Permit process, that's not always the case. Many ADUs in the City of San Diego qualify for a CDP exemption if they meet certain criteria, something we evaluate early during feasibility.

Meet Tashi Gates! 🏗️ Tashi brings a strong background in residential construction and project management to the team. She has experience leading ADU projects from permitting and due diligence all the way through construction completion, and is known for her organized, solutions-oriented approach and ability to keep complex projects moving.

Outside of work, Tashi enjoys spending time with her family, tackling DIY and home projects, hiking, road trips, and board game nights. She also coaches her daughters’ cheer team, loves attending Padres games and concerts, and never passes up some good country music 🎶⚾
