The structure features a concrete podium on caissons, with four levels of wood framing and structural steel above—a technically complex system executed with precision.

Inside, the residences are finished with bright, modern interiors, featuring custom cabinetry, solid-surface countertops, contemporary appliances, wide-plank flooring, and expansive glazing that brings in natural light and connects the spaces to the surrounding neighborhood.

This La Jolla coastal remodel blends architecture, craftsmanship, and curated design into one seamless experience. Existing wood floors were sanded and custom-stained to warm up the space, while new paint, textures, and finishes set a refined, modern tone throughout.

The floating staircase anchors the home as a true architectural centerpiece, complemented by updated countertops, a fully reimagined kitchen and butler’s pantry, and carefully selected designer furniture and art to complete the vision. This Mission Bay beachfront duplex was suffering from failing stucco and inadequate waterproofing. We took the building all the way down to the studs, corrected the envelope issues, and rebuilt it the right way.
