Andrew Morrall Architect My Award Winning Architectural Practice, established in 2003, focuses on Residential Projects in San Francisco and throughout the Bay Area.

I am a Licensed Architect with over 20 years experience and a Licensed General Contractor in California. I am one of the few Architects who has built what he has designed from the ground up. I acted as the Architect, the Developer and the Builder for a challenging new residence in the Oakland Hills. I currently do not practice as a Contractor, but this past experience proves invaluable when genera

ting detailed construction documents in relation to the quality of the built project and how Design Details are executed and built. My Award Winning Residential Projects range from Kitchen and Bath Remodels, Additions, Entire House Remodels, New Houses from the ground up and Large Multifamily and Townhouse Projects. I offer complete Architectural Services, from the initial concept through to the final punch list. A typical scope of services includes: A comprehensive Design Phase, where I listen and assess my clients needs and offer several design solutions to choose and work from; Preliminary cost estimating with the assistance of a qualified Contractor to establish a Preliminary Construction Budget; A Design Development Phase where finishes, fixtures and finishes are reviewed and selected; Comprehensive and Detailed Construction Documents for Permit Approval, to Bid from, and to Build from; Review of Bids from qualified Contractors; and Construction Observation during the Construction of the Project. I have a passion for creative problem solving and pursue a thorough attention to detail. This imaginative problem solving and attention to detail is documented in highly detailed drawings that focus on beauty and elegance, practicality, and solid construction principles. These highly detailed drawings result in accurate bids, fewer change orders and beautifully built projects. My projects feature industry standard sustainable materials and methods, and several feature in depth sustainable material selection and focus on energy efficiency. I have served over 100 clients in San Francisco and throughout the Bay Area.

Andrew Morrall's Noe Valley 2 Unit Entire Remodel of an existing 3 Story Victorian. The 3,365 square foot Remodel of both Residences feature Open, Expansive Floor Plans with Transitional Design features.

A 596 square foot Addition to the Lower Residence includes a Master Bedroom Suite with a 2 storied glass window wall. The Main Living Space and Stair Case faces the expansive window wall. Both Residences have Unique Floor Plans. The Main Open Living Space faces South and the Rear Yard, allowing light to pour in. Attention was given to the Entry of each Residence. On the Lower Residence a long Entry Hall is softened and made more inviting by adding a curving wall which opens into the Main Space.

The Noe Valley Residences provide a warm updated open plan while providing privacy and spacious living.

A San Francisco Modern Kitchen and Bath Addition to a 1960's Home brings Open Space and Dramatic Linear Design Elements.

The Existing Kitchen and Breakfast Area were gutted. Expansive New Openings to the Entry and Dining Room were added. The Owner's Modern Aesthetic was emphasized by introducing Clean Geometric Forms with Bold Linear Design Elements, creating a Dramatic First Impression upon entering the Home. Allowing added flexibility and creating an Additional Design Feature, Large Telescoping Translucent Panels delineate the Formal Entry and Dining Area. The Second Floor Addition creates an Airy and Light Master Bath and Sitting Area. Clear Story and Expansive Windows bring Morning and Afternoon Sun while framing the Far Reaching Western Views.

The San Francisco Modern Addition features Key Updated Elements: An Open and updated Kitchen, and an Expansive Master Bath and Sitting Area filled with light.

An existing Bedroom is Transformed into a Home Office with Expansive Window Walls. A Special Feature allows a Large Pocket Door to expand the Space and Views.

The Original Home was built in a 1970’s Planned Development with Strict CC & R’s. Design Challenges include Creating Distinctive, Bold Architecture while responding Creatively to the Constraints of the Home Owner’s Association. New Smooth Troweled Stucco adds Crisp, Clean Contrast to the Original Rustic Shake Cedar Siding. The New Addition adds a Vibrant Element to the existing 1970’s Modern Architecture.

The Unique Design Feature of the Large Pocket Door allows for Vaulting Interior Space flooded with Light and Expansive views to flow into the Main Open Kitchen, Living Dining Area. When Solitude and Office Work is on the Agenda, Simply Slide the Large Format Pocket Door. Special Attention was taken to Sound Proof the Door and the Separating Wall.

Andrew Morrall Architect's San Francisco Sunset District Entire Home Remodel is the Prelude to a San Francisco Castro Entire Home Remodel currently in Design Development.

The San Francisco Sunset Entire Home Remodel transforms an existing circuitous Floor Plan with small, dark into a Spacious, Light Filled and Open Home. An existing unused central atrium was reclaimed to create an Expansive Kitchen with Dramatic Skylights. The Kitchen Plan features a Large Island with a Baking Area, flooded with a bank of 3 Cathedral Skylights, Light Pendants and Seating Area. The Unique Plan with a 45 degree angle motif features a Stacking Elegant Screen that provides flexibility, allowing the Chef to screen the formal Dining Room during Dinner Parties. The Screens stack at an angle towards the new Front Staircase, with a Skylight washing the Translucent Panels. Now as you enter the Home, you are greeted with the Open, Expansive Space, including the grand, Open Staircase, Dining, Living Room, and Kitchen. Also included in the project is a Remodeled Master Bath, a Lower Level Laundry Room and Music Room and Exterior Facade Renovation.

The San Francisco House Remodel shows what can be accomplished with an existing outdated home. Only 65 square feet of new Living Space was added where the existing unused and dark central atrium was filled in.

The San Francisco Castro District Entire Home Remodel currently in Design Development transforms a unique 2 story Penthouse Condominium. Existing window walls are expanded and new window walls are added to capture the stunning San Francisco Skyline and Bay Views.

Andrew Morrall's recently completed San Francisco Glen Park 3rd story Addition is a prelude to another San Francisco Glen Park 3rd & 4th Story Addition currently under Design Development!

The recently completed San Francisco Glen Park Project features An 850 square foot 3rd story addition and complete remodel of an existing 2 story home.

Integral to the new design is a dramatic 3 story balcony Staircase awash with light from a top story window wall. Abundant light filters through the entire Home, greeting you as you enter the Home on the Ground Floor. As you approach the Main Level above, the Open Family Kitchen features prominently. The Open Floor Plan features a Kitchen flanked by a spacious Living Dining Area on one side and on the other side by a more informal Family Area leading to the Rear Deck and Yard.

The Master Bedroom on the 3rd Story opens onto a Roof Deck with far reaching San Francisco Bay Views that extends the full width of the Home. The Master Bath features a whirlpool bath tub and separate shower with large windows and skylight providing abundant morning light.

The Modern Design with Transitional Details reflect the growing families busy life, offering comfort and respite.

The Current San Francisco Glen Park project under Design Development features a 3rd and 4th Story 750 square foot addition with expansive Roof Decks and Panoramic views of the San Francisco Skyline. Creative Design Solutions were applied to comply to the San Francisco Planning Department's stringent Height and Setback Limits. The existing home is placed on a challenging up slope Hillside.

San Francisco Architect Andrew Morrall's Napa Valley Complete Remodel and Addition is the prelude for the current Sonoma Valley Modern Home currently nearing completion.

The Sonoma Valley Modern Home will be the 2nd Bay Area Wine Country Custom Home Andrew Morrall has completed.

The 2,800 square foot Bay Area Modern Hillside Home will feature a Glass-Like Pavilion Main Living Area capturing the Sonoma Valley Views. A Master Bedroom Suite will be on the Mian Level, with 2 Guest Bedroom Suites on the Lower Level.

A 3rd story Addition and Entire House Remodel completed several years ago results in another Entire House Remodel Right next Door!

The San Francisco 3rd story Addition in the inner Sunset has expansive views of the San Francisco Golden Gate. Features include a New Master Bedroom Suite, 2 Bedrooms and a Hall Bath. A home elevator was installed for the extended family to travel between the 3 floors. The early 20th century details and Grand Entry Staircase were highlighted in the transitional design . A New Kitchen on the Main floor features a custom copper range hood with custom cabinetry. The 3rd Story addition totaled 1,000 and 2,200 square feet for the entire house remodel

Today, we are in the initial phase of construction for a 2,400 square foot complete house remodel for the Sister and her family right next door. The Design will feature a more open Entry and Staircase leading to a media Room and 2 bedrooms on the Ground Level. The Kitchen will feature custom cabinetry with Banquette seating. Large vaulted Skylights will center over the Kitchen Peninsula and Sink that flares out into a dramatic radius curve. A total of 3 Bathroom Remodels and a new Laundry Room are included.

Andrew Morrall received San Francisco Planning Approval for a 3 unit Residence with Ground Floor Retail. The Project is now going through the Site Permit Approval Process. Anticipated start of Construction is late summer 2023. The Modern, Minimalist Design features a Penthouse Residential Unit for the Owner. The project will be a welcome addition to the San Francisco Mission Valencia Street Corridor.

San Francisco Architect Andrew Morrall has been awarded Design Review Approval for his Silicon Valley Minimalist, Modern Hillside Home! The Design was approved unanimously without design revision.

The project is on track for Building Permit submittal at the end of June with construction scheduled to start at the end of August of this year.

The 3,200 square foot Silicon Valley Modern Home features expansive views of the San Francisco Bay. Net zero energy will be achieved by an all electric heat pump hvac system with rooftop solar.

San Francisco Architect Andrew Morrall's Mission District House Remodel & Addition 50% complete!

The Rough Framing is complete for this 400 square foot Rear Yard Addition and 2,400 square foot Ground and Main Floor Remodel.

An Open Floor Plan was created to highlight the expansive spaciousness of the San Francisco Victorian. A large Family Kitchen with a folding window wall and Roof Deck opening onto the Rear Yard is featured for the Main Floor.

The Ground Floor Foundation was excavated and completely replaced to create a large Garage, Work Room and Home Office. The Home Office will feature a sunken Patio with Folding Window Wall opening onto the Rear Yard.

We're finalizing Finishes and Cabinetry Mill Work that will blend seamlessly with the vintage San Francisco Victorian that will reflect the Owner's eclectic and creative sensibility.
