To bring the architectural vision to life without compromising on open-concept layouts, our structural team utilized strategic steel framing and an advanced lateral system. This framework seamlessly supports the building's high-end finishes, open interiors, and those signature corner units with wraparound balconies overlooking Cerro San Luis.

Take a look at this comprehensive three story home renovation which was recently featured in Dwell magazine! Our team provided the structural design to help modernize the space and dramatically improve how the home functions.

One of the most impactful changes involved lowering the floor of the bottom level by 18 inches. It is amazing how much a little extra ceiling height can transform a space into a bright, usable living area. We also redesigned the main and lower levels by moving walls to create a modern, open floor plan and engineered new exterior stairs to boost that all important curb appeal.

While the aesthetic changes are beautiful, the real magic is behind the scenes. We performed a full lateral analysis to upgrade the home’s structure, ensuring it is robust, safe, and ready to stand strong against the elements for decades to come.

We loved being part of the team that brought the Linden Square public market to life in downtown Carpinteria! Transforming the 700 block of Linden Avenue into a vibrant outdoor plaza was an incredible project for our civil and structural engineering teams. It required balancing the unique history of the original buildings with the modern engineering needed to make them completely safe and accessible.

Adaptive reuse projects always bring unique challenges, and our team focused on the structural and civil engineering to make sure everything was built to last.
Here is how we did it:

📐 The Hardware Building: We added steel braced frames and shotcrete to reinforce the old concrete walls, paving the way for modern office spaces.

🏗️ The Butler Building: We performed a full structural upgrade and added new foundations to safely turn an old metal industrial building into a restaurant space.

🧱 The Corner Building: We used specialized steel retrofits to anchor the old unreinforced masonry walls. This created the strength needed to add a brand new second story for office suites, a bar, and an outdoor deck.

💧 Civil & Clean Water: We handled precision site grading to ensure smooth, ADA-accessible paths throughout the plaza. We also engineered an underground stormwater system to protect our local coastal environment.

As Linden Square celebrates its first full year of being open, it has been incredible to watch it become the major boost for downtown vitality that city leaders envisioned. We love seeing the community gather here to support local favorites like Dart Coffee, The Shopkeepers, Tina's Pizza, and Third Window Brewing.

The next time you are enjoying the open-air plaza, shopping, or grabbing a bite to eat, know there is some serious engineering strength keeping the community moving forward.

Flooding that took place in Morro Bay back in 2022 and 2023 caused severe damage. Now, the city and county are studying potential plans to prevent such damage in the future.

Ashley & Vance Engineering was proud to sponsor and participate in the 2026 Bend Habitat for Humanity’s Women Build Week. This week-long event is part of a bigger movement to tackle the critical need for attainable housing in Central Oregon. It gives women and allies a hands-on way to take action, make a lasting impact, and prove that when women build, everyone benefits.

Izzy & Emily, two of our awesome engineers from the Bend office, headed out to the Timber Cottages in Redmond to jump right into the action. Our engineers are no stranger to the field, but it hits different when you're directly helping put up fencing, finish siding, and install the final trim to welcome local families into their new homes 🏡

At AV we know that true community impact is built from the ground up. Huge thank you to Habitat for having us, and shoutout to our engineers for representing us so well on-site!

We came for the ribbon-cutting but we stayed for the beach volleyball! Our civil team recently attended the opening ceremony for San Lucas Union Elementary School’s new running track, sports field, shade structure, and beach volleyball court. As the civil engineers on the project, we provided the grading and drainage design along with essential utility coordination. This new play yard serves as a vital space for students and the community to gather, and the students were truly the most important part of the process. During the planning phase, they provided feedback that a beach volleyball court would be pretty awesome… and they were right! It sounds like there are some future engineers and architects in San Lucas! We even got to test the court out ourselves, although it is safe to say we were no match for the students.
