Ritz-Carlton Penthouse Renovation | Full Interior Reimagining

A complete interior transformation of a Ritz-Carlton penthouse, thoughtfully reimagined to enhance both luxury and livability.

This full-gut renovation included the redesign of the primary suite, featuring a custom room divider and lacquered high-gloss doors that introduce a refined architectural rhythm throughout the residence.

Key elements of the renovation include:

• Custom fireplace and millwork installation in the living room
• High-gloss lacquer doors installed throughout the residence
• Teak tile decking on the terrace
• Upgraded HVAC system with in-line air purification

This addition on a waterfront home in Sarasota Blakemore was all about growing with the family—without losing the character of the home or the connection to the water.

The transformation includes:

✨ An enlarged garage

✨ A custom “Diva Den” — a shared living space designed just for the homeowners’ teenage daughters

✨ A new second floor with two bedrooms and two bathrooms

✨ Seamless integration with the existing waterfront home

As with many coastal projects, site logistics and access were a real challenge. Careful planning, sequencing, and coordination were essential to execute the work efficiently while respecting the surrounding environment.

This one-of-a-kind new construction home in the sought after neighborhood on Hudson Bayou was designed around an idea:

Make the outdoor living space the true centerpiece.

The result?

- An elevated courtyard pool
- A three-story main residence wrapped around the courtyard
- A separate guest suite + home office for privacy and flexibility

- A layout that connects architecture, water, and lifestyle

Behind the scenes, this was a logistically complex build—tight street access, waterfront conditions, and intricate sequencing—all managed through our integrated design-build process from start to finish.

This completed renovation in the Indian Beach–Sapphire Shores neighborhood is a study in balance—between openness and structure, modern living and architectural integrity.

The goal:
✔️ Create an open-plan kitchen, dining, and living space
✔️ Deliver all-new finishes throughout
✔️ Fully remodel the primary bathroom
✔️ Respect the soul of a true mid-century home

The challenges were real. Structural modifications were required to achieve the open concept, all while staying within FEMA 50% improvement limits and honoring the original mid-century lines, proportions, and aesthetic.

This project was made possible through close collaboration with Tatiana White (architecture) and Jennifer Masters (interior design)—a shared vision executed with precision.

At Modus, we believe thoughtful renovation is about restraint as much as transformation.

Modus Builders was honored to be selected to restore and enhance one of Florida’s most extraordinary legacy estates — La Serenissima — a truly iconic residence on Longboat Key.

Originally built with unparalleled architectural detail and grandeur, this remarkable home gained new life through our restoration of both the interior and exterior, system upgrades including cutting-edge lighting controls, and a complete pool renovation with spa addition.

Not only did our work elevate the home’s functionality and aesthetic, it helped La Serenissima achieve what few properties ever do — rewriting the record books. In August 2025, this historic estate sold for $30.3 million in cash, setting a new benchmark as the highest recorded residential sale in the Sarasota-Manatee region. 

We’re proud to partner on projects that honor design legacy while bringing modern performance and craftsmanship to life.
