Florida's Affordable Housing Supply Gap
Having spent decades working throughout Florida, I’ve seen firsthand how affordable housing has become a growing challenge—especially for families and individuals in Highlands County and beyond. At a recent gathering in Orlando, more than 1,400 housing professionals came together to discuss a statewide report that puts the issue in sharp relief: over 2.5 million low-income Florida households are now spending more than 30% of their income on housing, and for 1.4 million of those, it’s over half their income. That’s a huge strain, with real consequences for people trying to build a stable life.

The numbers are striking: for every 100 extremely low-income renters in Florida, there are just 25 affordable units available. It’s a reminder of how critical it is to increase supply, but also to preserve what we have. The state has responded by fully funding local housing assistance and rental finance programs for the sixth year running, along with $50 million in support for homebuyers. Still, with over 30,000 affordable units at risk of disappearing by 2034, the need for thoughtful solutions—preservation, stability, and real paths to homeownership—has never been clearer.

In my work, I’ve always believed that understanding the local landscape is key. Whether you’re a first-time buyer, an investor, or someone considering a move to the Heartland, these trends affect us all. It’s a challenge, but also an opportunity to help clients navigate changing options and find the right fit for their needs.
