How to sell your home for max profit with the lowest investment. Curb appeal is everything! Changing the roof line and adding decorative windows or porch accents can transform the most dull, boring looking homes into real gems. Below are some of my favorite transformations examples I like to show customers; this helps them to visualize what is possible.

2022 housing prices are up almost 18% across the country; they say it is a sellers market, don't listen to the "THEY'S". Buyers are being told to wait until 2025 to buy, BUT ALWAYS FOLLOW THE MONEY! The RICH cashed out out of stock market during the pandemic and are finally dumping that hoarded cash ALL into real estate, why YOU ASK? It will be the GREATEST, SHORTEST, LONG TERM RETURN ON INVESTMENT, that I have seen in 30 years!! Housing prices will have some ups and downs in the next 3 years but if you can BUY & HOLD for 10 years, you will see up to a 50% RETURN, according to the smartest analysts out there.
The last time this happened was when I was 18 years old. For the last 30 years, our young adults entering the workforce and living on their own, despite what older generations believe, have had very little opportunity to realize the American Dream; that if you just work hard, you can build wealth over time. Our current wages verses inflation rates of the last 30 years, have made it damn near impossible. This, in my humble opinion, is their first real opportunity to beat the system, that in every other area, will not improve much. When I was 18 (Shyla speaking here, lol), I bought my 1st house for $26,000, spent a few thousand on cosmetic upgrades and sold it 3 years later for $49,000. I then, took that profit and bought my 2nd home for $41,000 and sold 4 years later for $89,000. Those 2 investments before age 25, set me up at a young age to be a good position for the future. We all know, it takes money to make money, in almost every USA, scenario these days. So with that little story time, this is my humble advice to all young adults 18 to 35 or anyone looking to protect or increase their savings over the next 10 years. Find a way to buy, fix up, and hold for atleast 5 years; even if a few couples need to pool their resources and purchases together under a newly formed investment LLC, rent them out while making the improvements, break even on the mortgage payment versus monthly rental income coming in or buy and live in it, if you are renting. Rent rates are about to blow out the roof, so that will only further trap you in a cycle of working just to survive. For many, they wont be able to afford, and we will see homelessness sky rocket to alarming rates, in turn will make crime rates increase, as desparate people, do desparate things,etc., but that is a different story time.
If needing to sell a home for short term cash flow, 2022 is also still a great time to SELL and get max profit, as sell prices will drop in 2023 to maybe into 2024. It is now or in 5 to 10 years, whichever works best for your needs; 10 year hold being the best return.
