Here’s an Intriguing article about retail space size: “Less is more”. The current trend of downsizing of retail space is something that has been spurred on by consumers’ needs for convenience and speed, along with being spurred on by COVID-19. Interestingly, the author points out that more than two thirds of leasing deals are for 2,500 SF or less and not the 5,000 SF to 10,000 SF spaces we used to see. Obviously, smaller spaces are less costly and fast casual restaurants fit well in these smaller spaces. Fascinating data in this article: You may think everyone buys everything online these days, right? Would you believe 85% of US consumers would prefer to shop in physical stores? Makes sense, because consumers can see and touch the products and are able to ask a salesperson for purchase advice. A couple of notes from the article: 1.Retailers seem to care less where the order comes from (see Target and their online/instore order process: buy online, pickup at the store and maybe buy more when you get there). 2. Quality retail space is at a premium and retail companies and the investment community are snapping up properties because of excellent returns. Brick and mortar stores are truly a great and efficient way to connect with consumers. This recent article about retail center construction costs was timely. A couple of things stood out to us in the article.
Costs per square foot vary widely based on geography. Estimated costs for a retail store in New Orleans are $175.69 while the same type store in New York is $294. 43! No surprise there, but companies looking to expand clearly must consider geographical cost factors when planning for new locations.
We really liked the fact that owners are focused on customer satisfaction and first impressions of their facilities.
