If you look closely at the "before" slide, you can see those dark, circular wet spots. That isn't rain, that is active groundwater seeping upward from beneath the surface, saturating the aggregate stone base and causing the asphalt to collapse.

Instead of applying a temporary surface patch that would fail by next season, we went deep to solve the root cause:

🚜 The Excavation: We cut deep into the ground to intercept the underground water flow.

🛠️ The Cure: We stabilized the compromised sub-base and engineered a dedicated, clean drainage channel directly to the storm inlet.

✨ The Finish: A pristine, bone-dry, and structurally solid asphalt surface built to last.

Some contractors offer a cheap "quick fix" that falls apart in just a couple of seasons. When a high-traffic commercial parking lot is suffering from deep cracking and surface wear, it deserves a professionally engineered asphalt overlay.

If you look at the first few slides, those close-up photos of the failure spots show exactly why the previous contractor's work failed prematurely:

❌ Poor Surface Prep & No Tack Coat: The old surface wasn't cleaned properly, and no tack coat (the vital "glue" that binds the old asphalt to the new) was applied, causing the pavement layers to separate.
❌ Paved Too Thin: When asphalt is laid too thin, it loses its ability to flex under heavy vehicle traffic, leading to rapid cracking and structural failure.

At S&G, we don't believe in band-aid solutions. Swipe to see the meticulous, multi-step process we used to restore and defend this property:

1️⃣ Extreme Prep Work: We cleared overhanging trees, performed extensive lawn edging, and air-swept the entire surface clean.
2️⃣ Vegetation & Crack Defense: We cleaned and sealed approximately 4,000 linear feet of cracks, including applying commercial-grade weedkiller to guarantee persistent roots wouldn't push back through.
3️⃣ Tack Coat & Leveling Course: We applied our first tack coat and laid a 1/2" to 3/4" asphalt leveling course. This takes the "waves" out of the lot and reinforces weak alligator-cracked areas to prevent "reflective cracks" from pushing up to the surface.
4️⃣ The Final Wear Course: We applied a second tack coat and laid a robust 1.5" wearing course, bringing the total completed thickness to an incredibly durable 2 inches.
5️⃣ Crisp Line Striping: Our striping crew finalized the layout with razor-sharp lines to restore safety, traffic flow, and parking organization.

No shortcuts, no quick fixes; just elite-level ex*****on from the first prep step to the final smooth compaction. The final slides show the pristine after results!
