Thinking about building a custom home in the Southern Pines, Pinehurst or greater Moore County area? Here are five things worth considering before you get too far down the road.
1. THE LOT - Start with the land.
A beautiful lot isn't necessarily a build-ready lot. Topography, setbacks, drainage, soil conditions, utilities, septic requirements and site access can all affect what's possible and what site preparation may cost.
2. BUDGET - Budget for the build, not just the house.
Understand what your total project budget needs to cover. Ask about site work, utilities, permitting, allowances, selections, driveway, landscaping and what's specifically included or excluded.
3. PLANNING - Get your builder involved early.
Your architect, designer and builder shouldn't operate in separate worlds. Early collaboration can help keep the design, property and budget aligned before changes become considerably more difficult or expensive. Every custom build has variables. Ask prospective builders how they communicate problems, manage changes, resolve mistakes and keep the project moving when something doesn't go according to plan.
A finished home can tell you a lot about a builder's craftsmanship.
