A hinge only works if it can hold two things together and let them move apart.

That's the whole idea behind the glass box at the center of Hinge House. It's not a hallway. It's not a mudroom. It's the mechanism that lets the front-facing part of the home and the rear, where the lot falls away, work as two distinct experiences of the same house.

Hinge House is built on a lot that drops away dramatically — the kind of site most people build around instead of building with.

We didn't hide from the slope. We built a glass box at the center of the house that holds everything together, and then split it open. The front door is the hinge — literally, the point where the house opens from the entry side to the rear.

This is one of my favorite Springhouse designs, and one of the ones you'll see the least of. Our client asked for privacy, and we're honoring that. What you don't see is part of what makes this one special.

The builder's explanation: it was over-engineered, not necessary. But that's not the builder's call to make once a permit's been issued. It's one of the clearest red flags there is.⁠

This downtown loft had good bones. Real structure, real light, a layout worth keeping — but a kitchen that didn't work for how anyone actually lived in it.

We didn't start over. We started dramatic. Peters Cabinetry built the kitchen that anchors the whole space now — every inch accounted for, nothing wasted. A place for everything, and everything exactly where it should be.

Every client has a room that matters most. For this one, it's what they call the DARP — den, art, reading, and plants.

It's the heart of the house: a reading bench, shelving built for books, and a corner that wraps in glass so the whole room opens onto the Cincinnati skyline. On a hillside lot, that view is the reward for solving everything else.

Some of our clients could build anywhere. These two chose to stay.

They're young, first-time homeowners, and they love Cincinnati enough to solve a genuinely hard site instead of leaving the city for an easier one. The lot is narrow and steep — hillside district regulations, two parcels we're consolidating into one buildable site. Five stories, a rooftop deck, and a home designed to work with the slope instead of fighting it.

Cindy started a journal in 2011. Clippings, ideas, exactly what she wanted her house to feel like — years before we ever sat down together.

By the time we met, she knew her furniture measurements, her room layouts, her non-negotiables. We revised the design once. Once.

She didn't disappear once construction started, either. She was on site nearly every day — not checking up on anyone, just present, catching the small things before they became big things.

Everyone who tours this house tells her the same thing: it fits like a glove. That's not luck. That's a client who did the work.
